Was looking for the same in this area for 5+ years. Two tracts in the 100 acre range came up. One sold for $29,000/acre and the other sold for $30,000/acre. Made me realize that isn't getting enough for my money and am now looking in other areas.

What areas do you consider to be a good value?

We live in Houston and hope to save up a few more years before we buy, but I still look online, just to daydream.
Ideally I'd like to spend $10k/acre with a $500k budget.

You're not getting $10k/acre in Austin county. My neighbor sold their 8 acres for $450k last year. Friend of mine has their 40 acres listed for $1.4m.

From what I've seen you need to start getting out to Lavaca/Gonzales counties to make $500k stretch very far in acreage

Im in Cat Spring, land just down the road from me, 34 acres nothing but the land recently sold for $1,250,000. The gentleman who bought the property is now building his forever home there. He comment to me, he is running to get out of Harris County.

I bought in Southern milam county in 2020 for 4k an acre

Yeah i have 65 acres around the corner from me covered up in huisache for 1.3 mil. We bought 11 in 2020 with a house for 25K an acre and that was a steal, we got VERY lucky and timed it right, and the land is covered up in brush, working on that now. But Bellville has always been proud of their land, they don't want anyone coming in to buy it. It's been that way for a while now. BOB's and BIB's man.
I live in waco....therefore, I am ready to move elsewhere.

I have land in Lavaca, $10K may be wishful. The land behind me- no water, no elec- $18k/acre

There is a guy in our area whose license plates are TwoGloves . . .

Does this mean you use two gloves for golf? Or is there more to it?

North of 10 and West of 83/283 and you can find something, no guarantee that the dominant vegetation isn't creosote bush though.
But I exaggerate, maybe...

Disclaimer, wife just bought out her sister's part of the family farm at Bellville, has been in the family since the 1880's.
