Does anyone live out there? What are your opinions? Pros and Cons?

I do not live there, but have multiple friends that do.

1. I introduced all my friends to the area and really like it. Nice neighborhood.

2. It is like 15 minutes from Hwy 6 to almost any house in the hood. Can only image what it is like in the morning and evenings

3. High school currently bites the big one, but elem schools are good from what I hear.

4. They have events in the pavillion which are nice.

5. House range from cheap to David Carr's and beyond.

6. fort bend parkway provide easy access to the beltway and the Loop.

Cool... thanks for the input. I know the high school is not all that great at the moment, but demographics change as developments do - and I have no kids at the moment. I can't imagine that I am going to be living in the same house in 20+ years that I buy today, so that's not a big concern. It just factors in when it comes to resale value.

If I'm not mistaken that development is owned by some major bigwig from the People's Republic of China? Large Asian population in the area.

Well, I'm officially building a house there now. I put down a deposit on the property yesterday, and I'm going in to do the contract on Saturday. And then it's go time! I am in shock, but it will be fun...

My boss lives out there...

Coventry Homes is the builder he used and they are having pretty major foundation problems. Could be a fluke thing, but they may have to actually move out of the house.

Sienna Plantation, other than the problem with Convetry Homes - I hear is a good place to live.

Good thing I didn't go with Coventry...

One of the most surprising things I saw while driving around was the number of HUGE and really nice houses right by the railroad tracks that go through there... it made NO sense to me at all...

Sienna Plantation is one of many neighborhoods in the greater Sugar Land area that has a large Asian population.

I have been told by my employer that Fort Bend county is the most culturally diverse county in the entire United States.

Nice houses, just a PIA to get out of the subdivision and to anything else, or to work.

Golf course is nice but overpriced.

I went deer hunting in Sienna Plantation back when it was undeveloped in the mid 80's. A college buddy of mine had a shoulder mount of a decent 10-pt. buck he shot out there.

A friend of mine lives in Sienna Point, around the corner from Sienna Plantation, and there are signs leading into the neighborhood that state that hunting is prohibited from any premises. It makes me laugh every time...

I am in the process of looking to buy soon in the Fort Bend area. I briefly considered Sienna, but it just seems terribly inconvenient if you commute. The Fort Bend Tollway helps, but it isn't going to take you all the way downtown or even the loop (and having to depend on a tollway to get you somewhere kinda sucks).

I'm probably going to look into buying in First Colony, Sugar Mill, or maybe New Territory. If I had a little more coin I'd maybe build in Telfair. I just wouldn't want to be that far from a major freeway, that's why I am selling my current home actually.

It's not too bad... I won't use the tollway to commute to work even though I work right off of 59. I will more than likely use it to get home after a night out though... by the time 2am rolls around and I'm headed home from a bar/concert, etc. I just want to get HOME.

I understand what you mean though. I looked in New Territory, and many of the other places you mentioned - just couldn't find what I wanted, and then decided to build. All of the new developments closer to the freeway are out of my price range... hence moving to Sienna...
