Contractor for residential addition

Looking for some recommendations here. We are considering building an addition to the house to add a walk-in closet to a bedroom and replace the existing laundry/pantry/mudroom that were carved out of a converted enclosed porch with a new pantry, laundry and bathroom that better meets our needs. Total added space will be around 300-500 SF and it should not involve any structural changes to the original house.

Ideally we're looking for someone who has solid experience in this sort of build and can help us work up a design that gives us what we need in the most cost-effective way. We are certainly open to using a contractor that does in-house design.

Had the below two provide quotes on a purchase+addition in Oak Forest similar. 300-500 sqft for master closet and additional living room space, no major structural, plumbing or electrical. Our timeline didn't end up lining up with a renovation that large, so we purchased a different house but I believe we would have been very happy with their work. Both new of each other and spoke highly of each other as well.

Lucas would be my first call. He won't be your cheapest option though. I've talked to Greymark as well and have heard good things. My neighbors down the street are doing a more involved addition and remodel and twent through this process recently. I'll get reminded on who they're using when I'm by there later.

How much time did they say it would take to do the build? That would definitely factor into how we time the project.

I don't remember exactly what their timelines were. My wife was pregnant and we needed to be move in ready in 3 months prior to the baby.

I also recommend Lucas Craftsman. I didn't use them, but wished I had when my renovation went from 6 months to a year and budget surpassed the Lucas quote.

We are about to do a 2nd floor addition (converting decked attic to game room/spare bedroom).

We had Lucas come out and I liked him, but it was mainly just WAG ballparking. We've had 1 architect come out and in the process of talking to a couple more.

We'll send the final designs for Lucas to get a better idea from him. But wanted to go the firm plans route vs. just the builder giving a WAG before starting....

If you are in the city of Houston I suggest you don't and just move

It will be much cheaper in the long run
