PE Inspection says that the whole thing is trash and needs to be torn down and rebuilt.

Foundation on up.

Watching, I'm likely in the same boat in west Houston. One of the better foundation repair companies came out and had a plan to repair but it was pretty complicated and I'm doubtful of the effectiveness of their plan.

Ours had the house foundation repaired but ignored the garage which I suspect is because it's so bad it would cost more to repair than the structure itself was worth.

I had a 20x30 garage bid the other day at $85,000 in Oak Forest. That included demo and a bit of storage space above the first floor.

Can't see it costing more than 65-70k based on building a larger patio recently. Likely depends on the finish out.

$65 - $70 is about right. That is a one story garage w roof and exposed interior ceiling. Hardie on the outside. If it's a simple 2 car you can build a garage in a month by your self with migrant laborer helper or 2 and do it for a 1/4 - 1/3 of that.
