Anyone have a good foundation repair place?

We just bought a new home that's mostly on pier and beam. The inspector noted where some beams have lifted off the piers but said otherwise in good shape. Says no big deal, just get a foundation guy to add some shims should just be a few grand.

So the foundation guy comes out and gives me as estimate of $11,000. Says it needs to be reset and shimmed. Just wanting to get a third opinion on what really needs to be done. The house was built in 1940 and shows no sign of wall cracks, creaky floors, or any other sign that the foundation is bad. House is in central Houston.

If there are no visible problems, no doors sticking, plumbing issues, etc- maybe let that sleeping dog lie. Once you start making adjustments, you will likely see those problems, and you may end up chasing the problems from one area of the house to the others.

Every time I see this topic come up, Jericho always tops the list. I wish I had used them, but they had a really long waiting list at the time (2013), and I just couldn't wait any longer. I used Church Services. They were okay, but a couple of things they did rubbed me the wrong way.

Du-West is the best. You cannot beat their work. Talk with Kenny Dutton the owner and tell him that Tom referred you. You will be pleased.

It's always interesting reading these recommendation threads because of the diverse opinions. One poster said Church Services was ludicrously high. Several recommended Du-West.

I got 3 bids for our 4000 sq ft one story. Olshan, Du-west and Church Services.

Olshan, no joke, was twice as high as the other two. Du and Church were within $400 of each other. Why did I pick Church? The gentleman who gave me the bid. Very straightforward and professional. The Du guy was like a used car salesman. Didn't get a good vibe. Church did an excellent job and 10 years later the house had zero issues.

I called Du and Jericho about 8 years ago. Both came out and said I didn't need any work, just a few maintenance things. They both sold me on their business that week.

And the Bible pronounced a death curse on the sons of anyone who tried to rebuild Jericho's foundation.

The curse is found in Joshua 6:26, and fulfilled in 1 King's 16:34.

Anyway, Jericho is actually run by Christians. They apparently get in some conversations about their faith because of the biblical reference in their name.

I did like the inspector from Church who gave me the quote. No nonsense, and the cost was fair.

So, you can go with the Christians, or you can go with Church. Choices seem a bit limited.

One more tidbit ... Atlas and Olshan are the same company with two sets of tee shirts.

And I didn't mean any disrespect of Jericho. If their name serves a higher purpose then good on 'em.

Olshan has been around forever and was one of the first to offer lifetime transferable warranties so they get away with being insanely overpriced.

Similar to Village Plumbing. Someone must pay these people.

Had Jericho come out and the report he gave me was much more in line with what the inspector said. Just some shimming and minor resetting of one spot.

There was no discussion of walls tumbling down.
