What is the area like between 45 and 289 off 1960?

Haven't been in a while but the Champions area north of 1960 seems pretty nice and I have an aunt in a nice little neighborhood right off of Champions Forest.

Just avoid anything near Cypresswood due to the regular flooding of Cypress Creek.

Champions area is nice, but old.

I would avoide anywhere northeast of Kuykendahl. Also I would stay north of 1960.

Flooding was a big issue for anywhere that was within a few blocks of Cypress Creek.

Most of the flooding on Champion Forest happened near the Mormon church next to the creek. The area south of that was fine.

There's Vintage Park with restaurants and shops on 249/Louetta. Plenty of chain restaurants to choose from on 1960. Stay away from Willowbrook Mall.

North of 1960 is fine, south of it, not so much (but there are pockets here and there that are nice).

Klein HS > Klein Forest HS.

I live 75 yards from the Mormon temple. North of Cypresswood. We did not flood in homes. Had street flooding. 10-15 houses in subdivision took on water.

Put three kids through Klein. One still there. It certainly is not what it was 15 years ago. No school in town is.

I have 30 and 36 year old sons. Having a 16 year old son wasn't my plan but oh well. Education today is nothing like what the older boys got.

My youngest has interest in the military and the Corps at A&M so we looked at military schools. We found one we liked and it's been fantastic.

Some of the champions neighborhoods just North of 1960 and champion forest might be okay as long as they don't feed into KFHS ( not sure if any there do or are all KHS).

But that's it. Don't go east. West, or south of there due to downward trends and don't go north of there too close to what has flooded.

Even that small circle left is older and probably likely to depreciate in the future.

Not sure what you're constraints are both geographical or budget wise, but if there's flexibility on either of those, I would recommend looking slightly further north along the Spring Cypress road area.

Stay North of Cypresswood. If they want to be absolutely sure they don't flood, stay as close as possible to Louetta or go north of Louetta.

I live in terranova west and grew up in memorial northwest. The area has changed quite a bit but it's not all for the worst. Vintage Park is really cool and Klein got rebuilt a while ago. I would agree to stay north of Cypresswood for sure and north of louetta is probably better. Spring Creek Oaks and Glennloch Farms are probably the two nicest neighborhoods in the area (not counting the place across louetta from vintage park).

We specifically live in Oaks of Terranova West which IMO has really nice houses at a very affordable price. Most houses seem to be in the $85/sqft range. The lower grade schools aren't good so we plan to do private school.

You should be able to go back in google earth to the week after harvey and easily see what areas flooded.

Generally speaking I'd say stay north of 1960 and west of 45. It's Spring though- there's nice neighborhoods interspersed with crappy ones throughout.

We're on Glenmere almost as far west as you can go west of TCJ. Look for the aTm and UH flags. Say hi if you see me out there pushing the kids in the swing.

My mom spent several years in a nursing facility just west of kuykendahl and 1960. The facility was nice enough for a while, but the area around it was turning sketchy as hell over time. We moved her out about a year ago. Driving through and around that area 3x per week was what prompted me to finally get my LTC. No way would I make a long term investment like buying a house anywhere west of 249 and south of 1960. As others have said, north of cypresswood is better, but I would avoid anything along 1960 west of 249, as my impression was that the whole area is pretty much trending down.

Champions is directly on 1960 and people are tearing down and building $1 million plus. Huntwick, Woods of Wimbledon and Brentwood come to mind as subdivisions with large lots and beautiful trees where I could see the same happening.

I have no idea what is happening in the neighborhoods, just what I saw from the businesses and shopping centers along 1960. And what I saw was a lot of places that had been around for a long time going out of business, and either being replaced with businesses that cater to a lower socioeconomic demographic or not replaced at all. Lots of half empty run down shopping centers. The area in the immediate vicinity of Champions may be the exception, but pretty much everything else to the east and west (to beyond 249) appeared to be trending downward based on what was happening with the businesses along 1960.

Didn't the area near 1960 and 45 become one of the Katrina-villes that never recovered?

Way back in the day, I dated a girl that lived off Kuykendall and Rankin. We would go out along 1960 all the time and it was nice. When they used to have "Hoop it Up" at Gunspoint, the Hooters on 1960 was where everyone went between and after games.

A few months ago, I needed to meet a buddy from the Woodlands after work. We met at that Hooters since it was a good halfway point. All I can say is "wow". I'm glad I didn't drive and park there, and the wait for Uber had its moments.

I live on Cypress Creek (north side) and did not flood in Harvey. Do your homework, if it flooded in Harvey, it will likely flood again.

With that said, look at school district hard. Klein is starting to go hood. Spring ISD is hood. Conroe ISD or Tomball ISD.

People are starting to sell and move north as the hood is expanding.

I don't think Klein ISD is going hood. It just has incredibly poor leadership.
