Anybody use Jubally to protest their taxes? Their value for my house is lower than HCAD by a few thousand dollars.

I'm not sure if they are comparing me to other houses with have been remodeled. That's what got me last year. Even though I only did a small remodel, I had to pull a permit so now I'm in the same pool as anybody who had a remodel. Kinda stupid, but that's taxes.

I've used them before. I wish they were in Montgomery County so I could use them again. They used to be, but not sure why they aren't anymore.

I've used them several times. Good data packets. The problem is that sometimes even with good data you get appraisal review people that have their head up their ass. If they are too ignorant to recognize your information there's not much left for you as a citizen unfamiliar with the system to do.

Used jubally a couple years ago. Info was good but my appraiser was a giant ***** and the panel or whatever were asshats. He basically just said, oh, he used jubally, this is a company that makes money on fudging numbers to get values down. Our numbers are more accurate. Didn't matter what I said after that, the panel agreed with him and negated my comparable hcad property value numbers for his recent sales numbers.

I have used them several years. Every time that I have gone in to protest with the packet they give you, each appraiser I have gotten doesn't want to put in the work to go through it. Last year they just flipped their screen around with the comps they used and asked me to pick which I felt were most comparable and gave me the average on a per SF basis.

Has anybody used other services? Are there services that do all the work for you? How much do these typically cost?

Edit: by all the work, I mean go to the review on your behalf.

we used one of the law firms that always send you stuff in the mail. maybe o'connell? it's been a while. they charged you half of the savings you realized from their efforts. so if the lowered appraisal resulted in a reduction in your tax bill of $500, then you paid them $250.

I've done Jubally in the past, but the info was ignored by HCAD. Think I'm going to give Bettencourt Tax Advisors a spin this time.

Used Jubally in Fort Bend before they stopped doing it there and i got a reduction. Wish he was back doing in there. I need someone.

I've never understood paying anyone to protest values for you. HCAD has all the info you need to file yourself. It's incredibly simple.

You don't even need sales comps... just use the appraised values from your block as a whole, or several blocks around your house. Use their own appraisal data against them. It's worked for me for 4 years running. I've received the exact settlement offer of the value I have suggested each year.

The reason to buy the report is for the sales comps. Using HCAD available information would only let me argue for an $8,000 reduction, recent sales comps allow me to argue for a $72,000 reduction...that's why I paid for a report.

Good lord, you paid someone +/- $1,000 just for the sales comps? Again, why? There are many ways to get those for free.

Wait, maybe you just mean buying a comps report and not paying a company 50% of your tax savings. Hopefully that's what you mean.

I've used Jubally successfully multiple times. After printing the packet, I recommend literally highlighting the portions you want the board to focus on. Pretend you're presenting the information to a 3rd grader.

We used Jubally once a couple of years ago.

Had the same experience as others. HCAD lackey just said Jubally fudges their numbers and ignored our data packet.

We had also enhanced our overall package with pictures and other close by comparisons, so he lowered the value anyway, but he definitely was not interested in looking at Jubally.

It sucks, because having the sales comps can really help, as mentioned above.

I've used Jubally 3 times, worked out all three times.

The last one I actually got through on the informal. He tried saying I was fudging numbers. I had to go back and tell him that this was HCAD's numbers. He looked up one of the properties and then realized I was correct. I also said I wasn't arguing land, improvements and the such. Just HCAD's own $/sq ft. for improvements.

Once I got through to him on that (I was arguing their numbers), he took the value from Jubally and I was done. About 10 minutes in the informal and out. Saved about $800 in taxes for doing that.


Other times I had to go to the formal and those jackwagons understood less than the HCAD person (that was my first go with HCAD and Jubally). They kept wanting to add land back into the discussion while talking about $/sq ft.


My personal feeling is that with the firms that represent you, they roll up with 15 cases at a time and eventually agree to a number as the HCAD staff doesn't want to deal with them for hours on end.

We've also used Jubally 3 times (counting this year's protest). I received the full reduction that Jubally recommended the first 2 times with zero issues.

I am thinking I might use Texas Tax Protest since:
1. I do not want to go myself
2. I am pessimistic about the outcome given my last experience in person
