I live several hours away, but we're considering relocating. Anyone know much about this neighborhood?

We have two kids ages 7&9. I'd like to live in a place that has a fair number of kids similar in age to ours and that have nice schools. was wondering if this is a place that has a lot of families, or more of a community with older people?

Tia

I would assume Ben****er wouldn't have many young kids but I guess I could be wrong.

Interesting censor there.

I don't live there, but I'm in Bent water (censors t-at) once a week. This thread made me think about it. I think I've seen kids once. I'd say that 80% of the homes ive been to have been for people that are 50+.

My wife and I considered moving up there at one time. After driving through with an agent, we realized it was literally nothing but olds. It's basically a retirement community, without being a retirement community.

We have a weekend place in Walden on Lake Conroe (south of Ben****er). Lots of new home construction in Walden the past several years. We see lots of kids out and about when we are up there. Montgomery schools.

Thanks for the replies. Any suggestions on neighborhoods to look at? I would love to live in a golf course community that has families in a nice school district, one preferably not super crazy (ie a pressure cooker environment like the woodlands).

I knew of Walden but thought that was even older than Bent water (people I mean, I know the actual neighborhood is much older than bent water). I did not realize it was Montgomery isd though, worth a look

Fortunately, no.

Look at Woodforest. It is just north of the Woodlands in "new/east" Magnolia/Conroe. A lot of new construction, mostly with families with young kids. There are a lot of neighborhoods in Woodforest and it surrounds a golf course. It is outside of The Woodlands but close enough to enjoy the amenities.

Just an FYI...Woodforest is split between Conroe ISD and Montgomery ISD. It sounded in previous posts like the OP wants Montgomery schools, so just be sure you're aware. With that said, I really like the Woodforest development, and think it's a good option especially now that 2978 has been widened. The intersection of 2978 and 1488 is still kind of a mess (or at least it was the last time I was up there), but I imagine that will be improved in the near future, too.

Also, if you're not dead-set on Montgomery Co, Creekside (which is technically part of The Woodlands but is in Harris Co) meets all of your criteria except for the golf course. There is a golf course in Creekside, but it's gated off separately from the rest of the development, the homes are all $1 million+, and I think there was some flooding in there during Harvey.

Creekside is zoned to Tomball ISD, and the schools are much smaller than The Woodlands schools. There is very much a community feel (all of the houses are within walking distance to the elem schools and most are within walking distance to the jr high) with tons of families, walking/biking trails, and parks.

There was definitely flooding in Creekside during Harvey ( Spring Creek).

You need to be attentive to whether a development flooded and which sections may may have gotten it worse and which were unaffected. Don't rely on flood plane maps, but talk to folks in the neighborhood for insight.

Highly recommend Woodforest, great community with a ton of families with kids in same age range. Montgomery schools are preferred over Conroe schools, but Conroe has a great elementary school that is essentially in the neighborhood. Awesome pools and great golf course too.

Yes, there was. The flooding I'm aware of was on the west side of Kuykendahl, in the Timarron section. About 300 homes, but there are plenty of other houses in both sections that didn't flood.

I'm not sure if there was any flooding in the gated portion, on the golf course, which is what I was referring to above.

Several homes in Carlton Woods Creekside flooded. Outside of that, most of the flooding was in timarron although a house or two in Coronet Ridge also got some water. The vast majority of Creekside was fine and nowhere near flooding. I don't think any homes in Pondera Point flooded although that section was turned into Pondera Island.

I heard about the houses on Coronet Ridge. I don't think anything on the east side of Kuykendahl flooded (outside of the Carlton Woods Creekside gated community), but I think those townhouses by Rob Fleming might have come close.

And yes, the 300 houses that flooded represent only about 4% of the development.

One of the Coronet Ridge homes that flooded is now for sale, listed at $1.2MM...
