Anyone here a project manager for Perry Homes? Have a couple of questions I was hoping to get answered by a knowledgeable individual.

What, if any recourse do I have if my home is out of warranty (bought it from perry 4 years ago) and I find something that was not built to code at the time of sale has now caused some relatively serious damage?

Try a lawyer. Might have better luck than finding someone to tell you how to stick it to their employer on a public message board.

Not looking to stick it to anyone. Just want the issue fixed. Didn't know if this is something that came up every now and again...surely this can't be the first time.

If your home is less than 10 years old and you have structural damage caused by deficient workmanship or defective materials then you should be covered under the structural portion of your new home warranty. What portion of your home is damaged?

Have you already contacted their warranty department? They're usually pretty good about addressing issues even after the warranty period.

Agree...I have a Perry home and they took care of some things for me. Granted it prob wasn't to the extent of what you are dealing with.

Not a lawyer but if it were to get to that point the builder will say that they need to be provided the opportunity to address and fix the issue. Contacting them and explaining the issue puts them on notice and in no way surrenders any of your rights, whatever those might be. Now do not expect them to immediately accept responsibility, but you do need to engage.

This is how I would handle it as well. Give them the opportunity to make it right. I used to work for a builder (not Perry). We would have these kinds of issues come up from time to time and, more often than not, we would do what we could to correct the issue without having to get lawyers involved. I have not dealt much with Perry, but I know that they have a pretty solid reputation inside and outside of the industry.

Now, if you bring it up to them (I would call the local office and ask for director of or VP of construction) and they blow you off, then I would contact a lawyer. Good luck.

Also, if you do go with a lawyer, get one that has experience in construction law.

One of my best friends was a Senior PM and just left Perry about a year ago. PM me your question with specifics and I'll run it by him.

Most builders use an online accountability system for warranty issues. Project managers are reimbursed only for officially reported complaints, so calling them is less effective.

I got in touch with Perry Sr warranty guy on Monday...it seems that after explaining everything (multiple times) and a bit of a shell game between them and their plumber, they've committed to fix the issue...far from complete as of now though. Will update once it's done one way or another. Thanks for everyone's suggestions and help.
