Cinco Ranch West vs Silver Ranch

How long do you want to ignore this user?
I am contemplating between putting an offer on a house in Silver Ranch and one in Cinco Ranch West at Seven Meadows. I was wondering if I could get some opinions on the two neighborhoods.

Also, any thoughts on the area surrounding Silver Ranch and predictions on how nice the neighborhood and area will be in 15+ years? I'm not sure it was setup quite as well as Cinco in terms of maintaining property values...

Silver Ranch is at Roesner and Gaston behind Tompkins High School.

Silver Ranch is more of a neighborhood whereas Cinco is an entire community. Both are nice but I'd put long term bets on Cinco West holding better value.

Silver prices aren't that much less, if at all. And they still pay the high Cinco taxes I do believe.

The main concern for that area is growing congestion in reaching I-10. There are a tremendous number of new homes slated to be built, with no planned expansions to 1463 South of Kroger for the next 10 years. Eventually new on ramps will be built at Cane Island and Fulshear Parkway, but the feeder around Pin Oak is a growing disaster.

Development North of I-10 will turn the 99 intersection into a major bottleneck, adding significant commute times to everyone living West.

In the homes we have looked at the taxes are actually higher in Silver Ranch when compared to Cinco Ranch. Most actually within Cinco are around 2.8 while Silver is around 3.6.

Silver Ranch had 1-2 sections built around the time of the housing crash. The development stalled for a while, and of course picked back up with new developers and new builders in recent years.

I'm guessing the tax rate is higher since it had such a low resident total for a few years.

Nothing wrong with Silver Ranch at all. Its just doesn't have a lot going for it as far as "staying power" compared the the Cinco name.

3.6 is what Pine Mill started at, too. It wouldn't surprise me at all if Silver Ranch is still at that rate.

Isn't Crane Island at least the portion to I-10 with on ramps supposed to be done around Fall? Also, I believe there was a meeting about expansion of 1463 as work to be done on I-10 in that area, I could be mistaken.

The developer portion of Cane Island parkway has progressed quickly, but we'll see what happens with TXDOT and the onramp. 1463 will expand from i10 south to Avalon, no planned expansions south of thay besides turn lanes. that expansion is supposed to be after the 1093 expansion which was supposed to start years ago.

Have they already completed utilities movement along the first phase from 1093 at 99 to 723? Could be work for the new commercial development down there.

TxDOT has schematics for widening 1463 to 4-lanes between I-10 and 1093. There should be a public meeting about it shortly if it hasn't already happened.

Silver Ranch is a good neighborhood. The prices are a little cheaper because the amenities are fewer. If their tax rate is higher than others it's because they are still paying their debt.

My wife and I lived in Silver Ranch for 4 years, we just recently moved to a new home in Pine Mill Ranch. We love the area and Silver Ranch was a great neighborhood that is growing fast. I would recommend it highly a well as Pine Mill.

I would rather live in pine mill ranch over silver mill because I like the smell of McCoys and I've heard that arsenic is a byproduct of any kind of mining.
