How long do you want to ignore this user?
Anyone live or have lived in this area. I'm fed up with my "just inside the beltway" neighborhood - graffiti, traffic and blaring music from cars and neighbors. I've always liked this area and finally decided to move. Any pros/cons?

I have family that live there. It is nice, but has flooding issues. Be sure to check whether the house you like is in the flood plain and whether it flooded in Alison.

I bought a house in Lazybrook last year, I love the location and would recommend it to anyone. Everyone is extremely friendly and their are a lot of younger couples moving into the hood. I used to live up in Northwest houston off 249 and I don't miss it one bit. If you are looking I would recommend staying off Millwood, that street gets a lot of through traffic. Are you looking at places that have been remodeled?

Regarding flooding, almost all of Lazybrook is out of the flood plain while quite a bit of Timbergrove is in the flood plain. Check the flood maps before you buy!

I wouldn't mind one that needs updating. I've actually looked at one near the 11th street park that's stuck in 1965. Nice space and layout, but needs serious updating. I'm so ready to move that I can live in 1965. It's not on the market yet, but may be in the next 6-12 months. I'm hoping that I can do a direct purchase from the homeowner - but if that doesn't work out I'll find something. I know flooding has been an issue in Timbergrove - esp homes closer to White Oak. Will definitely check out flood maps. Thanks for the reminder. I'm ready to get into a neighborhood with young/middle-aged professionals instead of the neighborhood mine is turning into.

We're moving into Timbergrove next week. We've been remodeling for 3 months now. I can't wait to get in. 10 - 15 minute commutes are really nice.

I'm in Garden Oaks. We debated on Timbergrove Manor. Nice neighborhood.

I'm in Timbergrove - section 10. Our street never flooded during any of the big storms. I really like that our deed restrictions prevent any type of townhome from being built in the neighborhood. And, it is a nice mix of older people who have lived there forever and young people just moving in.

I'm in Timbergrove now. Love it. The only thing it's missing is a neighborhood bar/restaurant I can walk to.

i like the timbergrove/lazybrook/holly park area a lot.

like others have said, just be sure to verify whether the property has flooded in the past.

Ducks - I'm basically at Fairbanks N Houston and 290. I'm ready to move, but worried that I'll have trouble selling my house unless I'm way under market. I've been taking TC Jester home in the evenings - timing my (hopefully) future drive home!
