Well it seems 2025 is not going to be a low cost year.

Looking for recommendations for roofer to inspect our roof. A few homes on our street have been getting new roofs so likely need ours inspected.

For window, one of bay windows apparently has a crack so will need that replaced and may trigger replacement of all front windows to look consistent.

For windows, we have used Red Oak Contracting out of Mckinney and had a good experience. Only downside isthey are made to order, so the wait time could be long. I believe the windows are manufactured in either Midlothian or Waxahachie.

We did our roof earlier this year and went with Homeover General Contractors on a referral. Thought they did a great job. We've had a small warranty issue since and they have been highly responsive and have resolved the issue.

Shoot me a PM if you are interested and I will get you connected.

For a true objective opinion, you need to hire a roof inspector, not a salesman from a roofing company.

Agree. That is what i am trying to find. We had plenty of door knocks over the past 6 months but just turn them away.

On the windows side, leaning a bit towards Clarity, Best Buy Windows, Red Oak and maybe just maybe a Home Depot. Crack is located in blue circle.

At a minimum would want to replace all visible front of house widows (not sure about over-door one).

For the bay...is that considered 3 windows? For the windows surrounding fireplace I assume that is 4? Would be 10 windows for the front if so...i think.

Then the decision would be do i replace all at once...If i am counting right i have:

----15 in back (2 bay windows = 6 of them and one really massive one).

----2 above garage in back (no pic)

----3 in kitchen (old pic from previous owner)

----1 in laundry (no pic)

Blah...i knew this day would come but going to be $$$

The cracked window doesn't look to be real distinctive, so I would see about just replacing the bay windows. No need to do the whole house unless there are other problems.

It's a hairline crack. That is a pic from our home listing but either way you can't see from street.

All our windows are pretty darn old and foggy. We plan to do it I was just hoping to maybe wait 2 more years. Maybe replacing just the glass is the right option…

Here is the info for a company that two good friends of mine own. Great guys and very honest, you can request an inspection on their site. I'm a home & auto insurance broker, so I deal with a ton of roofers. https://roofcake.com/
