Where to live in the mid-cities

How long do you want to ignore this user?
I'm looking to buy a house and don't know much about the area. I work around 35e and 635 just south of Farmers Branch but spend a lot of time over in fort Worth and benbrook for both work and personal reasons. So I'm looking for something in between. I understand that coppell is about the best in the area but at 240-260k, that's pretty much out of the question. Any suggestions from those that know the area?

I'm in Bedford near where 121 & 183 merge and I love the area. Schools are highly rated so resale value is high. A lot depends on what you're looking for and how much you want to spend, though.

That's seems to be about the area I end up coming back to when I'm looking at Zillow, etc. Any idea on traffic heading west on 183 in the afternoons?

At drive time? It sucks. But then again I haven't driven that since they opened up the express lanes.

May just have to bite the bullet and drive that way at 5-6 in the evening. I'm assuming it can't be worse than heading up 35.

Yeah, but going through there the other day, express lanes were like $3 or $4 dollars on the sign. You know its F'd up when they have electronic signs so they can change tolls at certain times and on a whim.

I'm not as familiar with the area anymore but we had friends that lived in Euless. I liked their area. Also the city seemed to be well run in my dealings with them.

Anything North of Bear Creek in Euless is going to be Grapevine-Colleyville ISD, so the housing prices will be inflated a little bit, however not as inflated as living inside Grapevine or Colleyville. So it is an area to check out.

I pay for the 100 MPS package but my systems analyst son came over, a few mods to my modem and *poof* screaming access. One of the few times tuition for your kids actually pays off.

Another option, if you're looking new, is Veridian in Arlington. Arlington city yet HEB schools. It really is pretty and as an Arlington resident, I'm fond of the town. All the city services are excellent.

Ah, but that's not mid-cities. That's almost always closer to work on 635.

Personally i would steer clear of Viridian. It is right next to the Trinity River floodplain, across the street from the Arlington dump, flanked by cement factories, and you get to pass all the strip clubs on 157 on the way to school.

But the houses are really big and cheap and there is River legacy Park..

It's adjacent to the FW Landfill. They conveniently leave that off their area map.


I used to live in N. Arlington 5 miles from it and could still smell it depending on wind direction. I can't imagine being adjacent to it.

EDIT - just noticed someone above mentioned some of the other detracting qualities....yes, not just a floodplain by the way that used to be basically a swamp they filled in...I wouldn't trust that area to not have significant shifting - i.e. foundation problems.

The strip clubs also.....are not the good kind...these are the dicey kind.

Other considerations - I lived in Coppell for 23 years btw but I see you discounted that on price already.

There are parts of N. Euless that are nice around the 121/360 split. and with the construction on 114/121 all done it is much better nowadays to get thru there and they even have express lanes.

Grapevine has some nice areas too. Flower Mound is also right off 121 north of Grapevine Mills. Vey suburban residential.

I would NOT recommend Valley Ranch. Ugh. But just the other side of 635 in Hackberry Creek is not as expensive as Coppell...but the schools suck and it's still likely over your range.

I'd advise against Valley Ranch, as well. Those houses are not going to age well.

I love Grapevine but it will be challenging to find something in the price range you're looking at.

Euless is nice, but the further north, the better.

What price range are you looking for? Got/want kids?

This is in a good spot to get on/off the freeways quickly and seems to be priced around what you're wanting (beware the montly HOA fees though). Not sure it'd be my first choice if I had kids though.

I think that's the area I've decided to go with barring something that's too good to pass up. Not interested in townhomes though.

We just bought in Grapevine right behind Bear Creek Park. Neighborhoods are really nice and retain their value very well due to the school districts and convenience to the other two major cities and airport. You will have the best luck for Grapevine houses around the 121/360 split. The closer you get to Main Street and the lake; the faster those prices will rise. If you want to be in that area though, I would check out Flowermound for better prices.

The area of Euless that still plants you in the GCISD is also a good spot to look because you get the nice schools for a little bit cheaper price on the housing.

The only reason we were able to get into Grapevine was because we bough a house that essentially needed an entire interior remodel. It was a ton of work, but it was totally worth it to be in the area and gain some equity in our house.

There are some nice options in Bedford as well that are north of 121.The traffic is mainly bad if you are going North on 121 in the morning and South on 121 in the evening around rush hour to confirm what others above me have said.

Yeah, stay away from Veridian or however spelled. Riding motorcycle down 157 that goes right by it and the stinch was horrible. I actually had to breathe through my mouth until out of area. I saw all the homes and ponds and was wondering who would be dumb enough to build there. It is east of the dump and that is the way the wind blows a big part of the time. Looks nice out there but no way I would be in that area.

I lived here from Jan 2015-Dec 2015, and it was a great area.

Yah, the soil is a concern for Las Colinas and much of the area east of the airport; that's where they dumped a lot of the excavation when it was built. Drive down 161/PBT going 70 between 635 and 183 and you'll get to experience it first-hand.
