Looking for plumber / roto-rooter referral (Plano / Richardson)

How long do you want to ignore this user?
I was hoping someone here could provide a referral for a plumber or roto-rooter service in the Plano / Richardson area. Specifically, if anyone’s had tree roots growing into their main drain lines and had a good experience with a local company / independent cleaning things out, please let me know. I wouldn’t normally send this kind of spam, but we’re still relatively new to the area. I've seen some posts on different forums here but could not remember who/where.

I've used In-House Plumbing recently. It was $130 for the clean-out and since I don't have a main drain access they have to get on the roof and enter via a vent line.

Thanks. We're in the same boat, only ours is a 1.5 story house with a steep pitch roof. Any other suggestions out there?

I have the exact same situation going right now, and I'm using John Rodriguez. 214 893 8228. A neighbor uses him for all his rent properties, and I've used him a couple times since buying my house including starting my job on Wednesday. He's been pretty busy, but you might give him a try. He's really good, and his rates are great.

If you have roots growing into your sewer line then you need a plumbing contractor, not a roto-rooter.

What makes you think it is roots and not just ****?

Get someone with a camera that can scope it for you.

With my home warranty (AHS), I had a plumber come out with an auger. He hit the blockage and had a difficult time retracting - pulled out some small root strands on the end. This makes sense as the drain line runs right past a giant 40 year old fruitless mulberry tree. Conveniently, the home warranty company explicitly lists roots as an exclusion to the policy.

If anyone has experience with a plumber, etc. running a camera like this, please passs along. I'm considering trying RootX or something similar, but i know that's not permanent and have heard it can reduce the life of cast iron pipes (I think this is what my late 60's Richardson house has).

Really, I'm hoping someone has suggestions on an plan of attack so that I don't make a mountain out of a mole hill or cause further damage.

Found this little gem on the City of Richardson site:

2-WAY CLEANOUT INSTALLATION

For $60 they install a clean out and try to remove the blockage. Tried calling them too late, but will try again tomorrow morning and report back.

If you have roots in your pipes you need to excavate and replace them. There really isn't another option here for you. This will be costly. Get some bids.

I will say this, if you know where the pipe is you can hire day laborers to dig out the pipe. Then the job for the plumber is much smaller and much cheaper.

Turns out there is a 3-4 month waiting period. Since the previous owner laid out sod, I'm wondering if they might have covered up the old clean out. I'm hoping to use some diy chemicals to buy some time

If you want a top shelf plumbing contractor who will solve the problem, call Atlas Plumbing. They're very good technically and are honest, but they are not the cheapest.

I don't have any direct experience with Wilson Heating (they do plumbing), but consider Steve Wilson to be a stand up guy.

Both of these are full service plumbing companies. If you want to cut your costs, you might consider a pure sewer & drain company that does not due plumbing. Ask for a company that has a jetter.
