Anybody know anything about the legalities of installing a private water well (on on 11,000 sq ft lot) in the DFW area, specifically Sachse?...my FIL owns a drilling company so we were discussing whether we could install one on our lot. I couldnt find anything in the city ordinances.

You should probably check your HOA rules first. Mine has rules against it. Sadly.

Might want to check with north Texas utility authority as well on what restrictions, if any, you could run into. If you drill a well and it produces at least 25 gpm youll need to get it metered.

He owns his own company. Small scale located in the Montague County area so he doesnt get to this area much.

Several searches need to be made, first would be municipal. Then MUD (municipal utility district) restrictions could exist. Then, you need to check for regional water authorities.

All of which presumes that rights to subsurface resources have not been separated from the land title before purchase.

Now, a super-quick google suggests that Sachse is part of the North Texas Municipal Water District, which probably regulates use of local, potable, ground water.

Now, if this lot is in a totally unregulated area, a quarter-acre lot is not very large for both a well, a septic system, and a house.

What you probably need is a visit with a good engineer.

What's the name of the company? My parents live in Forestburg now and had a well drilled before they moved...maybe he did my parents property...

It has been a while since I dealt in water issues, but when I retired, the only places where you could not use the water under your property, was regulated aquifers, such as the Edwards, in the hill country. I think the 25 gpm applies if you are providing water for others, the line between a state regulated system and a private system. A lot of cities adopt set-backs from property lines and such. As mentioned, there will be a set-back from a septic system that is in state guidelines.

Not familiar with Sachse regs or the water district.

If you are in a subdivision there is no chance. This stand true for most single family homesteads in a city. Otherwise check with you Water Distict. DO Not try and get away with sneaking it in. Just call a local well driller, they will know exactly.
