I would try to learn on the side (after hours and weekends) as much as you can. Offer to intern with a proven broker for free even. Dont jump ship from your paycheck until you have knowledge and clients lined up.

It takes a while to get going in real estate and as Apache alluded to this is a really bad time for a newby. High interest rates, high property tax, high insurance, etc.

My worry is short term rental investors or SFR inventors will start offloading inventory and the market will be flooded with listings sitting there.
