Would you recommend it as a place to buy a home? Our kids are grown so school is not an issue..How about HOA's

I've seen a lot of grumbling out there because of the new "center" that's going in in front of it. Normally I'd say that it's a decent place, but with a potential mass-migration out, I'd say be careful and don't get stuck with a house that you'll never be able to sell because of price and/or location.

That would be my only hesitation about buying a home there is the increased traffic due to the new shopping center. There is also an elementary school in the middle of the subdivision, but I'm not sure if that would be a factor for you or not.

Other than that, I know several people that live back there and seem to like it. There are nice sidewalks for walking and traffic is pretty light. I like the location, too. You can just hop on the bypass and be most anywhere in B/CS fairly quickly.

What I don't get about some of the grumbling is that the residents didn't want increased traffic on a road that was obviously built to handle quite a bit, the four lane Austin's Colony Parkway.

I don't think the increased traffic will be an issue at all. I do think it would be nice to have a Kroger Signature store less than a mile from my house along with the new theater that will be in that area as well.

Everything in B/CS is growing and I would never worry about selling a house in that neighborhood because that is one of the best elementary schools in all of B/CS and that alone will sell a house.

The elementary school is very good as are most in BCS. Also as far as schools go there is the new Rudder HS which is being built on the same side of the bypass. Austins Colony probably will be in the attendance zone for the new HS. This may have some influence if you are afraid of the mega High School because the new HS will be 3a or 4a.

Yes, there is an HOA and I think the dues are $200 a year.

AC has one of the area's nicer parks...

harv is right.... A/C Parkway will extend all the way down to Old Reliance...Making it the main drive through to the new high school on the corner of A/C Parkway, Old Reliance & the Bypass.

Yep - the Austin's Colony road will be extended to Old Reliance eventually, don't know when. But when they do it, you can bet it will be congested. Only two ways in and out. The shopping center might be a nice addition to that area - some might not like it but it's close shopping and entertainment. Plus, like someone said, you have HW 6 nearby and can get across town relatively easy.
I like the neighborhood across HW 6 from Austin's Colony - kind of behind Domino's and the post office. They are still putting up houses out there. Just a suggestion - nice neighborhood with a good location and less congestion than you will get in Austin's Colony. I'm still a student and nowhere near ready to buy a house but that's where I would start looking.

IMn, if you are looking for a good neighborhood, little traffic and overall great people to live around, check out Tiffany Park.
