We recently moved to BCS and are looking for a place nearby with easy access to get the kids outdoors. I was looking at Millican Reserve online but otherwise don't know anyone who is a member or resident. Anyone here have experience with it? I'm particularly curious about access to the lake for canoeing, fishing, etc.

Only input I have for you is to be sure and educate yourself on the MUD taxes.

Didn't know they had a MUD …. Southern Pointe MUD is crazy…. Like another whole property tax from what I see.

I believe only the small section that is on 6 is CSISD. Everything in the main part off 2154 is Navasota.

Since CSISD is now open enrollment to anyone in the region, where you live is not as important in property selection.

I was told that Navasota ISD will be building an elementary school in Millican Reserve (the part off Wellborn Rd) since Stylecraft is out there now.

I googled " Millican Reserve Mud" and don't find anything. Where will you find this?

It's not "open enrollment". Students that meet the requirements can apply for enrollment at specific campuses based on capacity. Right now it's just Creek View Elementary and Cypress Grove Intermediate

Go to CAD map and click on a property there. It is in " Brazos Co MUD #2". It's a 1$ per $100 tax rate. That's the mortgage that never goes away all over again. I'm bet they don't freeze for age ….. and this is the eastern portion of MR. Entry off 6.

They passed a bond to build but…

Stylecraft is building homes there for a 55+ community

My understanding is Millican reserve is in the upper extreme corner of the school district and not near much population that lives within the school district

I just dont see a school being built there anytime soon.

To op - great trail system
For hiking and biking and the lake is great for canoeing. You could always try a membership for the year and see if yall like it.

Stylecraft is building a non-mandatory, marketed as 55+ community. Epcon and Kept Classic Homes are building a mandatory 55+ development

From what I've been told, the Stylecraft community could be considered starter homes since there's no legal requirement of a resident being at least 55 YO, unlike the Epcon development requiring someone being 55+.

When you sell your house there you also have to pay a few grand to the developer or the conservancy or whoever. It was not a huge amount, but it pissed me off. And yes, my property taxes were insanely high because of the mud tax.

Interestingly, I heard from someone who should know that the CSISD offering was undersubscribed compared to their projections.

For year one? Wouldn't be surprised. I'm not sure how widespread knowledge of the program is. But as was mentioned it's not as important what subdivision one lives in anymore. There options such as CSISD, ILT, Mumford, etc. The major caveat being you have to be willing to drive your kid there instead of relying on the school bus.
