Am I required to pull a permit with city of College Station if I want to pull my tub and put in a shower with a handy man.

Technically, I have no clue. Realistically, Ive done a number of bathroom remodels without paying the city for the kings blessing and it's never been an issue.

Back when I was working for a local tile company, you didn't need to but that's been a few decades. You aren't changing any plumbing or electrical, right?

If the handyman is really qualified it seems that they would know. If it were me, I'd go ahead without, but then again, that's me.

If something goes wrong, your insurance may ask for the permit.

If you ever sell the property you have to answer this question. May cause issues with buyer and also with lender.

Not in CS, but I changed from a tub to shower in my bathroom, there was a plumbing permit required. The new shower pan had to hold water for 24 hours without leaking. The inspector added the water, then came back the following day to check.

This. I have a friend who did a total bathroom remodel on a home he had recently bought, he used guys that regularly worked for him "on the side" without their companies knowledge they were doing it and sans permits or insurance. A few weeks after completion, the plumbing busted and leaked while nobody was home. ruining all of the wood flooring. Also damaged a lot of furniture and personal items, basically anything that touched the floor.

His insurance adjuster came out and the insurance company started their investigation. He had bought the home in early February and the leak occurred in June. The adjuster looked at the MLS listing and pics from winter and saw the original configuration of the bathroom. This was like kicking a hornet's nest, insurance company wanted the plumber's permit number, GC permit, insurance for everyone etc etc.

My friend is a contractor, he knew better, he ended up paying close to 6 figures out of pocket for trying to save a few bucks.


If you do stuff on your own without a permit and something goes wrong later, understand that you did so at your own risk.

Man, I put this out early this morning and just getting around to checking it. Coming from an unincorporated area like Cypress, you just did the work and that was it. Sold my home about 8 months after doing my main bathroom and the real estate agent was aware and did not ask a thing about it. Weird how it can differ so much but makes sense on the damage side if something flooded out and having to file a claim.

My guy from Houston is looking for work with the crappy economy and said he would come and look at the work. I could always just ask him to pull the plumbing. Not messing with electrical at all. Thanks for all the replies.

If you don't pull a permit, make sure it's waterproofed right. Pan liner and Redguard.
