I am looking for a recommendation for a company to do a foundation in the BCS area. Any suggestions would be greatly appreciated.

Check the history of the forum, Anchor (https://anchorfoundationrepair.net/) is the repeatedly recommended option in this town. I've used them in the past for inspection and did great.

Just know going into it that they don't make money by telling you the foundation is fine. If there is enough of an issue for you or I to see it, then what you'll be getting is a quote. This town probably has thousands of houses with cracked brick and sheetrock that have been that way for the last 30 years without it causing any actual problem. If you were to ask a foundation company to look at them, every one needs $10k+ in work.

And know that just because you have work done, doesn't mean it won't return. I've dealt with anchor one time. concerning warranty and was not impressed.

Hire an engineer to inspect the foundation, not a foundation company. Someone like Gessner Engineering (not a recommendation, just an example). And if your foundation needs repairs, under no circumstances should you use Olshan.

Thanks for the replies everyone. I had seen the threads about Anchor. Yes, I am trying to find an engineering company to do the inspection (unbiased opinion). I called Gessner, Strand in Brenham and someone out of Navasota. Was told either they are backlogged and can't take the work or that they just don't do the work. I am surprised at how hard this has been to find someone.

I have a 2 year old home from a fairly reputable builder in town and we already have a little bigger than hairline cracks running through our garage (so I'm sure they are under the flooring too). Houses in College Station/Bryan settle in a big way.

Also, I talked to a local painter who said 75% of his work is going into homes (even fairly newer ones) and caulking over and painting over cracks or gaps between paneling/trim/molding/walls etc.. Said Indian Lakes, Pebble Creek, and Traditions are a huge part of his business.

Ken (Anchor Foundation) did the foundation repair on my previous home in Bryan in 2006 (I think). The job was done well and the price was very reasonable.

No issues.

We had some cracks in the exterior bricks and the exposed slab/porch area on a house in CS. Anchor came out and looked it over and showed us that it was normal settling for this area...nothing to be concerned with.

We had another property (pier & beam) that needed a lot of foundation work. Anchor took care of it and we were very happy with their work and customer service.

Anchor does a great job in stabilizing foundations, but they aren't engineers. If I have a foundation on an expensive dwelling, I would have a structural engineer inspect it first before I would have Anchor do their work. I had a friend that had to have piers put in three different times to stabilize his foundation.. I don't know who he used.

It's not a matter of if you have foundation issues, it's a matter of when. And if it doesn't move zipcodes, you're generally ok within normal ranges. Some cracks are normal and just part of the expansion given heat/cold.

Echo what most of the folks here have said in that get a structural engineer to look at it.

If you have 40+ cracks all over, then you might have a bigger issue. And cracks point in the general direction of the issue… diagonals are general the worst, but anything with a large enough gap to fit a BIC Pen cap is bad.

Do a golf ball test, if you put it on the floor and it rolls in one direction by itself, that's not good.

Thanks Luke. Do you know of any structural engineers around BCS? I have called Gessner Eng, Strand Eng in Brenham and Malik in Navasota. Either they don't do it or are booked out months. Do most people just not care about this? I really didn't want to just get a general house inspector because I don't think they laser level and do a full foundation assessment. The house is on black clay, that's the only reason I am wanting to get a foundation inspection done.

I have worked on a few pier and beam houses on black clay and it is very important to have proper grading, drainage and guttering as they seem to move excessively if you don't control the water around them

I'm pretty sure MLAW has an office in College Station. I'd give them a call. They do a lot of my foundation designs in the Austin area.
