Any thoughts on them? Ideas? Dos or Don'ts. I'm in Aggieland but not in the city limits.

I'm pretty confident a bed would not require a building permit even in the city limits.

Don't need cabinets just the bed structure. Queen size.

They are great for being able to use a guest room for something else besides a bedroom until a guest arrives. Being able to fold up a queen bed frees up a lot of room.

There are some decent kits out there. Some will let you use a normal mattress and have a built in desk that folds out when the bed is stowed.

If you are looking for something really custom and higher end, Dailey Wood Woodworks is awesome and local.
