Howdy! We are looking at getting an investment property there for either long-term or short-term leasing, but I figured I would find out if anyone here has any first-hand experience with those townhomes. I've seen some bad reviews on yelp (but I know to always take those with a grain of salt). Any info or thoughts on these would be greatly appreciated.

Because they have to.

Look for places that have management teams onsite and are on bus routes. Those are generally better places with fewer issues.

I think the Cove had lots of people coming up from the Houston area cause the CSPD presence. They've cut back on that I believe, limiting access to just Barracks residents and membership for locals.

Personally I think it's a great place to live. Hoa fees are high but they cover internet, lawn care and the cove. Not a bad deal. It's incredibly easy to rent out because of the location and the amenities. Desirable place to live for students. Also very quiet area considering it's all college kids.

The Barracks are money printing machines. Everybody wants to live there and the students don't expect much maintenance wise.

I own a 4 br in there, just tenants now. no issues really. love the cash flow. We use a third party to handle things, and they do not charge much. you do not want to have the tenants calling you with issues. HOA fees are high, but for places like that it is normal. With how much it has appreciated I should have bought several.

The issues at the Cove should be over. no longer open to outsiders like the riff raff that came in from Houston.

We're getting a 3 BR to be managed by a third party. It's our first investment property so we'll see how it goes. My only concern is that there will be a crash and the value decreases drastically. However, we primarily got it for cash flow, so the market price won't really affect us until we try to sell. Thanks everyone for all the great info!
