Water pressure regulator in CS

I know on new construction a regulator is required at the meter but on all the older homes they do not have one. CS water pressure is insane like 130 in pebble creek and in woodcreek where I live about the same. Several neighbors have had flooded homes due to an icemaker or toilet malfunction due to the high pressure. Has anyone found a good plumber to install one at a reasonable price and not pull a permit to give the city more money on a problem they created !!!

The plumber will pull the permit. Is it less to pay an insurance deducible and has the disruption of a water leak repair?

Yes sir, I know the plumber will pull the permit and add the 50 bucks to my bill I will probably in the end do it myself, just was hoping to find a local guy to do the job at a reasonable cost

Understood. None of them are cheap that I'm aware of.

Water pressure is tested when homes are sold - and pressure regulators wear out.

I recommend and have used Brad's group at JBG Plumbing. No licensed company will work in the city without pulling a permit.

I realize pressure is high but it's due to being close to a water tower so it is what it is - nothing the city can do to control gravity.

My water pressure in CG II is garbage (mainly in the showers). Does anyone have a plumber recommendation to take a look?

there is a reducer in the shower head CG pressure is high coming in but if it is new construction you have a regulator

I would highly NOT recommend JGB - they didn't deal with this type of issue for us but sent a flunkie out to install our new tub after they sent two qualified guys to take a look and give us an estimate, saying they would be happy to do the job for us. The flunkie barely got anything right and we've had to redo a fair amount, at our own cost. He even readily admitted to us he'd never done this type of job before and was leaving the next week to move out of town.

I'd start by buying a pressure gauge and see what pressure you have at an outside hose bib.

A lot of CS and even south Bryan is 120-140 psi. Pressure regulators gave been required in CS since at least 2003,04 or 05 and should be set 80 psi max. They can fail and also I have seen shut off valves in front of the regulators only partially open which will cause a pressure drop issue when multiple faucets are open. If you pressure issue is just at the shower heads you can remove the restrictors to get more flow

I bought a water pressure gauge and it is at 90psi but it spikes to over 130psi the new build code requirement for a regulator did not go into effect till 2002 in CS so there are a lot of homes with way too high pressure I will install a regulator myself or find a plumber that won't pull a permit. Just FYI when the new water tower with 3 million gallons in it goes online there is going to be a whole lot more plumbing issues for sure

Over a year ago, there was an interview with someone from the city talking about the plans to install a new tower on the other side of Hwy 6 (which is the new one being built now). I remember they talked about water pressure being too high in parts of the city. And, the claim was that the new tower would HELP with the higher water pressure in certain parts of College Station. So, it shouldn't make it worse. At least not according to what city staff said at that point.

Installed the regulator works great 50psi constant now I will try it at that might kick it up to 60psi Also FYI the regulator at Lowes is 67 bucks but at Hughes plumbing supply on Grahm rd it is 49 bucks so buy it from them same exact one

So if you already have high water pressure and live incredibly close to the new water tower ... is it going to be sky high?!

Install a pressure regulator and it does not matter how high it goes, you will have a constant 50 or 60psi whatever you set it at

They do work. And they do wear out. Symptoms for me was a pressure variation to the low side. Has happened twice. Maybe 5-8 years time to failure ?

We built our house 10 years ago, and replaced our regulator this past spring. I didn't realize that we had one due to it being buried in the ground.
