Looking for 1-5 acre lots near Bryan, TX

We are looking for land for sale, between 1-5 acres. We were wondering if there was anyone that knew of any FSBO around the Austin's Estates, steep hollow area, or off 1179. We have driven around out there and like the area, but there is not much inventory posted on the MLS. Alternatively, has anyone heard of any future developments for estate lots in this area? Would be nice to know what was planned for the area between thornberry and old reliance.

There's Garrison Creek down Shirley Rd off of 1179.
I think they are 1ish acres each.

It's a nice area. It's down the road from my house and we will have fiber internet there within a month or so.

There's a new subdivision going in on 1179 before you get to Grassbur Rd called Hidden Oaks phase 3. I'm not sure of how much longer they have before selling lots but they are actively working on the road now. All the other utilities are in the ground already.

Fiber internet likely within 8-9 months.

There's the stuff along Merka off Old Reliance that Messina Hof put in. I'm not sure if there are any lots available yet.

There's a 6 acre lot currently for sale near the intersection of 1179 and Steep Hollow Circle. No house on it, does have a small free standing enclosed garage structure. Also has a pad for a mobile home, but nothing currently there.

Driveway is on the north side of 1179 between Easterling and Steep Hollow Circle, right next to the Honeysuckle Lane private road.

(Note that Steep Hollow Circle is a mile or so past Steep Hollow Road.)

Thanks so much for the thorough response! We are not just looking for FSBO, but also interested in new larger lot developments so all that info is great. And especially the comments on the fiber internet, that will make the husband happy.

Not sure. They seem to have sold most of the other phases quickly enough.

The land owner is taking it slow though. The other phases had some time between them.

There was at least one lot back there FSBO. If I remember correctly, it was 2ish acres for $80k

I wouldn't buy out there until the intersection of boonville and 1179 is updated. During peak hours it's awful.

If you wait for that, property will be double or triple what it is now! My parents bought a little over two acres in Green Branch Ridge back around 2002 or 2003 in the first phase and that property is now worth four times what they paid for it.

Those lots are 50 x 100 feet....so 5000 sq ft of land for your lot. So basically starter homes crammed together to get the developer over 400 homes in that subdivision. Can you imagine how that will impact traffic on 1179? When will commissioners/ city officials look at the impact of these developments and how they impact the overall citizenry instead of being beholden to developers, real estate people and the lure of more tax dollars?

Sorry, I just skimmed through looking for new developments off of FM1179 and that was the first one I came across. It's nice to see Bryan adding more housing, but they also need to work on the retail and restaurant side of things.

Yeah that's what we have noticed too, most of the new developments in this area are smaller residential. We are hoping to have some more room and privacy!

Green Branch Ridge off of Steep Hollow has some lots for sale in Phases 6 and 7A. Also, they are going to start work in phase 7B this summer, so those will be up for sale pretty soon, as well.

My wife and I bought a lot in Phase 7A in December 2019. The lots are in the size you are describing. We love the area!

We drove out there yesterday and really like the area! Thanks for the comment, we really like the ones on Meadow Green Ln, just weighing the floodplain and pipeline easements. I wonder when phase 8 and 10 are coming out!

One of my neighbors is selling 7 acres undeveloped (mostly mesquite) right next to us. Off of Dick Elliott between Tabor Rd and OSR, so not quite the same area. I know it was listed with a realtor at one point, but think it may be FSBO now. This is not in subdivided area, and will not be in the future.

If less than 10 ac has to be platted and signed off on by someone ....seems to my memory it had to do with both county and City if in the ETJ. But may have already been done.

Give Emily a call. When we bought our lot, you couldn't find them searching on Realtor.com, etc. They were in presale. I know some people bought lots in phase 7A before the street was built.
