Bucees thrive on massive amounts of vehicle traffic to keep their stores busy at all times. Highway 6 does not provide that at all. This is not a logical place for a Bucees right now.

I'm not a traffic engineer, and I didn't stay at Holiday Inn last night...

But I would guess that College Station is more of a destination and a departure point; Buccees is geared more to the long distance traveler needing a break...

I have often thought the same thing. We need one. Someone write Mr. Aplin.

The reason there are so many in Lake Jackson and south of here is that is where the HQ are located. Hopefully he'll expand up here soon.

Well ... we got a Cracker Barrel. They used to say those are mostly built off Interstates, but we got one off the Highway 6 Bypass. Seems to me a Bucees would do well here too.

There are large Buc-ees, and there are small ones. There are small ones in places with less traffic than B/CS, such as the ones you will see off Hwy. 36 when you drive towards the Freeport area.

I doubt that the B/CS area could support a large Buc-ees like the one in Madisonville, but I would estimate that a smaller one should not be a problem.

Northbound 6, exit Barron rd, location should be on the right just before Independence HD. Best place for a Buccees IMO!

Until BCS has an interstate or more cars just passing though (besides football weekends) forget about it. Yes the owner is an Aggie, why does that mean he'd put one in College Station? Obviously the guy knows what he's doing. If the market could support one in BCS then there would be one. If you need one bad enough, there's one less than 60 miles from CS on 290 before FM 1960, just a short drive from Waller.

Every time I come home and get on the bypass it is full of cars. I think one would do well. They started in Lake Jackson. That's why there are more tha one.

Hwy 290 has massive traffic, so essentially, yes.

I don't get all the hype over a gas station, either, but I imagine Hwy 6@21 would work well enough.

Let me offer an insiders perspective.

I serve convenience stores. That's what I've done now for 25 years. I have a little insight.

Buc-ees are amazing stores. We always try to stop at one when we travel Texas. My wife likes the restrooms; I love Beaver Nuggets and observing their merchandising techniques. They are quite successful for a reason. Unique items; competitive pricing; fabulous restrooms. It's want people want.

The smaller stores near Lake Jackson reveal the evolution of the chain...as he built more and more ( about 30 now )they got bigger and bigger. The newest one near San Antonio is a behemoth! Nearly 40 fueling stations!! Madisonville has over 200 parking spots. Amazing!

It would be many years from now before S.H. 6 could support the traffic count needed for a Buc-ees. Hearne has a new Love's, but Buc-ees doesn't do trucks. The 290 corridor between Austin and Houston has tremendous traffic count. Buc-ees bought land near Hempstead, but has since abandonded the project. Rattler's best store is in Chappell Hill and they are building a new one in Giddings that will directly compete with Buc-ees.

Rattlers and Beavers...gotta love Texas!

From a local standpoint, neither do I. However, when traveling, a great gas station with good food and clean bathrooms is priceless.

Clute, Freeport, and Surfside are also jam packed with um. I think that the reason I last heard for not having one in CS was the lack of an good spot near the main part of town.
You gotta love 20lbs bags of ice for $1 and super clean bathrooms.

Wow, i'd never thought that having or not having a Buc-ees would ever get so much attention, be it good.

I'm from the Lake Jackson area and i wouldn't think that the lack of a high traffic area would be the reason why they would'nt build here.

They have two stores that are not really in what you'd call high traffic area's; one located at Old Angleton Road and Oyster Creek Drive (borders Lake Jackson-Clute); the other located at Old Angleton Road and FM 2004 (borders Lake Jackson and Richwood).

They have a pretty big one that's very nice off HWY 288/332 in Lake Jackson and i think another that's about the same size off old 288 south of Angleton.

As well as other locations in Freeport, Surfside and another off Hwy 35 west of Angleton.

Being from that area, one would never guess how popular these stores would be to other people from different cities across the state.

Maybe one day we'll get lucky and land a Buc-ees here!

Unless they've changed the way they do business, and i don't know how they run their business, but a high traffic location really shouldn't matter; at home, a few of those stores are off the beaten path, they're just good clean stores, i'd travel across town to one no matter the location, i love Buc-ees!

Love Buc-ees! We make it a point to stop in the ones in Madisonville and on 290 in Cypress. Great stores, clean restrooms, and wonderful people.

That said, I still want a Waffle House, and will take one before a Buc-ees. At least that would give us SEC cred--but Buc-ees sure would be nice :-)

Those were "high traffic" areas when they were built.

The first store, at Old Angleton and Oyster Creek Drive, got plenty of traffic from people heading to Brazoswood High School and to Brazosport College. Plus, there were no other convenience stores in the area at that time. The closest other stores were the J&J on Old Angleton and maybe Salyers in Clute.

The 2nd store, the one on 2004 and Old Angleton, was also high traffic at the time. Plenty of people took Old Angleton to head towards the chemical plants to work, and plenty of others used 2004 to either head towards Bay City when they were building the nuclear plant, or heading the other way to go work at plants near Chocolate Bayou. And that doesn't include people from Angleton and Richwood that used 2004 to get to Lake Jackson, specifically the mall.

It is amazing how big the business has become. I'm surprised there isn't one at Hempstead somewhere along 290 and 6.
