Tiremaxx right next to Discount Tire

I observed a Tiremaxx coming soon sign right next to Discount Tire.

Would have thought they would at least of had a block distance.

From the lines I have seen at Discount, clearly enough business for both of them to exist.

It is just easier that way. Competition is better for the consumer.

However if the consumer wants to positively effect the market, then they must be willing to walk into one place, get quote and walk next door and ask the other place to beat it by 10 percent.

I would recommend you go to House of Tires instead of either one. You will not get better service or prices than with Bobby and Team!!

Just my 2 cents.

Walgreen's does the same thing to CVS, though it is usually across the street vs. right next door.

For tires, I prefer Dixie Tire in Downtown. Good people.

Competition - Home Depot and Lowes

They always seem to be less than a 1/2 mile apart, so maybe the second anchor at Tower Point will be Home Depot.

I have never heard of Tiremaxx...Google searching now.

If a Home Depot goes in there, I hope it's full-sized and has stuff folks might buy.... I can't find regular 2x4 pink studs at the CS Lowes.... tool selection is also skimpy, so I drive the extra five miles to Bryan.

I talked to a Walgreens rep once at a job fair and asked him why they always built across the street from CVS. He said that they did it on purpose. He said that they found that those stores did better that they ones that were not close to a CVS. I got busy and didn't get a chance to learn more about that marketing strategy but I bet it would have been an interesting lesson.

Some fast food places always build near McDonald's. Seems the Golden Arches spends tons figuring out the best locations. Other businesses just wait until they build then move in next door.

which is why we self employed charge 20% more so we can discount 10% so we can make half as much as everyone else without paid vacation and insurance...

I will continue to use a local family owned company, Pilgers Tire on university.

I try not to fall for all the marketing bells and whistles of a chain. Its commonly known that those high marketing costs are passed on to the consumer.

Techno nailed it. My brother does/did real estate development for CVS/Eckerd in the Metroplex. Walgreens always followed because CVS does the site research, first.

From the looks of their building design on their website, it looks like they are directly copying Discount Tire. It looks to be a small start up chain which only has locations in East Texas.

Went to McD's on Rock prairie and priced their 1/4 lb'er with cheese.

Walked across to whataburger and asked for a whataburger with cheese (the 1/4 lb one) and when she priced me I said "is that the best you can do?"

The girl looked at me, or through me really and got the manager. he said what? I said, well saratoga said " By saying this, with competition across the street, that you would come down on your price to at least match the 1/4 lb'er with cheese"

He then says, "who is Saratoga?"

I said NM and went back to McD's.

Unfortunate for Discount, but competition isn't always a bad thing. Forces you to think outside of the box and improve your business in areas that the other guys may be weak in!

The employees at that Discount Tire told me it was the #1 selling Discount Tire location in the entire country.

They are ALWAYS packed. I get all my tired there all the time, and I like their no hassle approach to their pro rated tire milage. But I hate standing in line 20+ min even WITH an appointment.

I usually get up there at 7:20am on a Sat when I need tires, and just sit until 8am, so I can be 2 or 3rd in line.

I'm surprised that they didn't move to a bigger location. They made the lobby bigger by removing 1 bay to do work in.

You guys are getting the walgreens cvs deal backwards. Walgreens was the saturated party in the Houston market. CBS bought eckards and used it as their bounce into the market. The then targeted area with aging walgreens stores with no drive throug on far corners and built directly across from them. Walgreens then decided to relocate those stores within a mike radius of their previous locations. It makes it look like walgreens is matching cvs but it is really CBS using walgreens to map locations and ten walgreens working into néw locations from aging no free standing locations.

Emeril, that is BS. CVS uses one developer in Texas and for most of the country (they are not out of Dallas). He might perform some of the site work and some of the contracting, but they are not the developer.

Not sure on the specifics of exactly what he does. He did a bunch of work with eckerd before cvs bought them out. His company is in real estate development, so that's what I was calling it. May be site prep/ground lease type stuff. Sorry to piss in your cheerios.

After looking, they were considered a "preferred developer" for Eckerd when CVS bought them out. Not sure that they still do - that's why I said "did/does" in my original post.

CVS uses one group for most of the country. They didnt retain the eckerds developers. He probably just moved into doing NTB, McDonalds, Jack in the Box, etc and big box retailers as well as big box anchored shopping centers.

Not tryin to be rude, just trying to show that the board had their checkers on the wrong colors. Typically the only time CVS will use other developers is if the developer put the land under contract thinking it would pass walgreens committee but then for some reason they either turn the deal down or like what happened during the downturn, pulled approved deals for almost nothing.

At that point they love those sites because they have most of Walgreens numbers and can examine if placing a smaller store makes sense (typically walgreens turns down deals because they dont have enough room for parking or the likes). CVS is much more flexible in regards to store size.

example: Walgreens refused to go on the North west corner of SWP and texas due to the lot size. So, instead, they paid more for the brentwood location by having to by out several small retailers to be able to put the sized store they wanted. From the beginning, they recognized the CVS location was the better location, but since it couldnt accommodate the size store they wanted, they didnt care.
