CVS uses one group for most of the country. They didnt retain the eckerds developers. He probably just moved into doing NTB, McDonalds, Jack in the Box, etc and big box retailers as well as big box anchored shopping centers.
Not tryin to be rude, just trying to show that the board had their checkers on the wrong colors. Typically the only time CVS will use other developers is if the developer put the land under contract thinking it would pass walgreens committee but then for some reason they either turn the deal down or like what happened during the downturn, pulled approved deals for almost nothing.
At that point they love those sites because they have most of Walgreens numbers and can examine if placing a smaller store makes sense (typically walgreens turns down deals because they dont have enough room for parking or the likes). CVS is much more flexible in regards to store size.
example: Walgreens refused to go on the North west corner of SWP and texas due to the lot size. So, instead, they paid more for the brentwood location by having to by out several small retailers to be able to put the sized store they wanted. From the beginning, they recognized the CVS location was the better location, but since it couldnt accommodate the size store they wanted, they didnt care.
