Where can I buy a mobile home?

We are entertaining the idea of purchasing a mobile home to put out on some land. Does anyone know where we could find a nice used mobile home? What can I expect to pay for a 3br/2bath newer mobile home? If anyone has experience in this area I would appreciate a little guidance.

Also we will need a well drilled....any recommendations?

If you're looking for a used one, try driving around the Rolling Ridge and Oak Creek communities off of Rock Prairie and Wellborn. For a 3bed/2bath in good condition probably expect to pay around $20,000 to $25,000. When are you looking to purchase one?

I agree to some extent, but:

- Used mobile home is a good alternative for someone who wants to live on a tract of land right now and build their home later while living on the land.

As for the second post:

- $400 / month / bedroom apartment rent x 9 months per year x 4.5 years at A&M = $16,200. No money back.

- 3/2 used mobile home @ $25k, sell for $10-15k 4 years later. Or, brother / sister also come to A&M and stretch the value even further.

- Rent out 2 of the 3 bedrooms to roommates, 1 roommate covers the lot rent and the other is profit.

- Most of the tenants at the parks mentioned above are students and live much cheaper than elsewhere.

- Conventional real estate goes up in value most of the time, but not always.

My sister has a 1996 Redmand mobile home in great condition for sale. It has 3bedrooms / 2bath and is currently located in Rolling Ridge mobile home park. Mobile homes do not always depreciate, at least not in our area. We bought a new one in '01 (a 3/2 singlewide) and sold it in '05 for $3,000 more than we paid--to the first people who looked at it.

Oh, and we did a lot of searching thinking that we were going to get a used one...but then bought a new one for the same price that many used ones were going for. Bought it from Southern Comfort on Hwy 21 in Bryan (near the McDonalds and the Varsity Used car lot).

TSUJC - I have a double-wide mobile home for sale, it's very nice, we lived in it while our home was being built. It's 2,146 sf, 4 br, 2 bath, with a study, den, fireplace, and nice wooden deck. Even comes with washer/dryer and stove and fridge. It's 10 years old, with Hardi-plank siding. If you'd like to take a look, please give me a call, Dave, at 574-6128.

1998 Clayton 18'x80' with an open floor plan. I'll throw in washer, new dryer, Fridge, Dishwasher. I put wood floors in the living room. Everything works in it and I'm the original owner

If you're sure you're going to keep the land, why not build one of those house kits in the Home Depot parking lot? If you ever build a larger house out there, you've got an instant guest cabin! Doubtful it would depreciate.

Thanks for all the great info! We are looking for something that is in REALLY nice condition. We probably don't want to go much older than 2000 or so. We are hoping to buy within the next month.

Basically what it comes down to is that we have been looking for a rent house in or around the Navasota area for the past 6 weeks. My hubby is commuting from College Station to Conroe and it is starting to take its toll. He works long hours and the HWY 6 portion of his drive between CS and Navasota is what he dreads the most everyday.

We would prefer a nice rent house but we have not been able to find anything. I have only found two rent houses in Navasota and both were in terrible condition.

A friend of mine offered to purchase a mobile home and put it out on his land in Anderson. We would be responsible for maintaining the upkeep of the land in exchange for reduced rent. However, my friend is out of the country so he asked that we find the mobile home.

I got really lucky and found an almost new single wide on craigslist in May for $38,000. Call the Sunset Ridge management, I know there are homes for sale in the three parks they manage http://sunsetridgebcs.com/ all you'd have to do is move it, which you'll have to do anyway.

Getting a loan for a manufactured home is an adventure. Vanderbilt was the only company I could find and their interest rates and service sucked. What I ended up doing was getting my Dad to take a home equity loan against his house, so he is my mortgage company, lol. I pay $400 a month.

In hindsight though (if I had the money) I would have bought a real house. My house is only a year old and has depreciated $6000 according to the county appraiser. My not owning my land is a factor in that though.

The appraisal district probably used cookie cutter criteria...the actual value probably hasn't decreased as much as what the market dictates today. This is a good thing, not a bad thing...it means you pay less taxes and you should use it as a selling point.

Tax appraisals use a mass appraisal process which can't possibly be accurate due its inherent methods. However, it is the only way an organization with 15 or so employees can semi-efficiently appraise 150,000 pieces of real, personal, and mineral properties on the tax rolls for tax purposes.

The people at BCAD are good folks and do a great job. However they do not have the luxury of being able to appraise each property individually and based upon its unique characteristics.

For years, my own property was underappraised. Of course, I wasn't about to go argue with them to increase the value and thus my taxes.

I bought a new Palm Harbor in 1995 and sold it in 2004 for what I owed on it. Didn't make any money on it but I was able to write off the interest paid all those years and I was able to live in something that was mine and not a rental. Ended up being a good deal for me. Mine was in Oak Forest on Krenek Tap which is a really nice park in town with a pool and club room, plus it was a 30 second commute to the PD.
