Thanks Fly, I couldn't search back that far.

Sadly what I read isn't at all encouraging. Pity too, we saw a few houses on Newark that looked promising.

I'd appreciate if anyone else had some additional comments beyond those two threads.

They build a very good house...and they stand behind the product. I have had personal experience with them and have been very pleased with what they offer. you have to remember they are a builder with alot of buying power...not one of the many smaller builders in town...so they build a house that is GREAT with the price much lower than the rest.

interesting response. I did alot of research on them and have 3 friends that are in their homes as well. They have been very pleased with both the houses and the response from the builder with things that have come up after moving in. One of my friends is in Dove Landing and the other 2 are in Castlegate. I am so tired of people 'builder bashing' ... imo...it comes down to 2 things...the quality of material and the builders committment to the product. From what I have seen, and my friends have experienced...CC is good on both parts.

I am selecting a lot on Newark as well! I hope to have you as a neighbor

It is statistically interesting that a builder has been in town a little over two years and yet you have three *friends* living in their homes.

Do you know anything about post-tension slab performance in clay soil?

I did meet a young lady that lived on Newark while we were walking along the other day. She was very nice and had good things to say about them, if I remember correctly they have been there for a little over 2 years.

and yes...post tension slabs..here is what HGTV said about them... in short:

Today the building industry is taking the next step in concrete technologies by using post-tension cables in slab construction. Post-tensioning is a method of strengthening concrete using high-strength steel strands or cables, typically referred to as tendons. Slabs using the post-tension method can be built thinner, which can cut down on construction costs and curing time.


By employing post-tension concrete construction methods, home builders can deliver a superior product at reduced costs.

They listed it as a 'best practice' in home building..

Classic Century takes individual samples of the soil on each lot to determine the consistancy of the ground...and know how to cure the slab correctly.

what is your problem with me? I can tell you the lot I am looking to build on! You didn't expose anything! What is your personal issue with this builder? Do you have an experience you want to share, or do you just want to try and 'out' people?

OMG...I am not a guy! I promise! Anyone who knows me should post to verify that i am most definetly a girl!

And, the OP had asked for information on the builder...I just happened to know alot about them bc I HAVE been researching them and their product...Obviously there is alot out there that is being said about them...and as I am about to spend over 200K on a house it seemed logical to me to know what I was buying...call me crazy I guess....but as a single mom w/ kids I am pretty uptight about spending that kind of money...my son wants to be able to ride to Forest Ridge on his bicycle...so Castlegate is our only option.

At a cost of $15-20/sq.ft. over the cost of pre-owned homes, one would have to want new construction very badly to pay that premium right now.

i don't think i am paying that much over resale...i'll have to check when I get back in town. Isn't resale in Castlegate $95-100sf? I should be paying around 107SF when all is said and done.

mickey -- of course a new home will cost more than a pre-owned home. But in the last year the spread has grown.

Let's use an example. A four year old 2100 square foot home may sell for $93-95/sq.ft. While that new 2100 sq.ft. home may sell for $115 per foot. Is it really worth an extra $40,000? It is not to me. I bought an eight year old home in College Station last year for $85/sq.ft.

Buy the four year old home and invest the $300 per month (that you will save by having $40,000 less debt) in a Roth IRA instead of sinking it into your house payment. With just an 8% return over 30 years that $300/mo savings will amount to $500,000. This translates into an extra $30,000 per year in your retirement lifestyle.

Is the new construction worth that?

Edit: Cross post Chloe. In your case that will amount to only $25,000 difference. So you will only be losing about $375,000 in your retirement account.

new construction is worth it if you have the money and you cant find an existing house with all the features/things you're looking for/needing.
