The Baskin Robbins ice cream plant across from the old Townshire center on Texas Ave in Bryan has had the for sale signs removed. I may of missed it earlier on this thread but any Ideas on what's going in there?

This should of been in the "Comming and Going" thread, sorry.

The guy who owned it as recently as October/November was looking into converting it into indoor climate controlled storage. The logistics of doing so just arent very good due to the floorplan. Not sure if he decided against it or not since I'm no longer working in the industry. I can tell you, the inside of that building is pretty gross though.

Now that is funny.

Back in the day, the Baskin Robbins on Texas near the factory was a great place to take a date. Yes, B/CS has come a long way in 30 years.

I remember when Baskin Robbins closed it down and put it up for sale, and a couple of people asking me what I thought about it since it was priced at such a "bargain".

My opinion then, and now, was that you'd have to pay me to take it off their hands. It's a special use building that's not good for much else except the use it was intended for. Retrofitting it for a similar use would cost a ton. Renovating it for a different use would cost a ton.

The land value is probably around $5 per square foot based on what OReilly's and Autozone paid for their newer stores down the street, but scraping the building would probably cost you half a buck or thereabouts. Add asbestos or other environmental issues to the equation, if present, and you really get into some ripe demolition numbers. All these years and whoever has owned it has just been paying taxes and thus increasing their basis further.

Maybe my outlook is just pessimistic, maybe I'm just lacking vision. But that's my take on it.

I bet with some tinkering you could make a great Micro-brewery out of it.

Who says a microbrewery has to be for students? 10 years ago maybe- but now I think there's enough of a base professional population to support things that aren't just geared towards students. Just look at all the high-end restaurants that have opened. Are they all doing bad?

most of the places downtown are still undiscovered by most of the 21ish crowd.

Before it was the Baskin-Robins plant it was called Sanitary Dairy (no joke implied---we went there on a field trip when I was in Cub Scouts).

It doesn't really matter if the microbrewery caters to college students. Breweries aren't allowed to sell take-away beer from the brewery in Texas anyway. They can only sell it to stores or give it away on site.

You do generally need water that doesn't suck to make good beer though...

This is no longer true...

There are micro-breweries in Austin that sell take away beer in growlers and kegs. (North by Northwest for example...)

Yep , something changed a couple of years ago about package sales from micro's.

Whats wrong with the water? Its only a little extra limestone dissolved in it. Nothing a good reverse osmosis setup wouldnt cure.
