Iola, Texas...areas to look

Howdy,

As many other "older" Ags , we are contemplating on moving the family back "closer" to BCS area (to raise the youngings in a smaller ISD). Does anyone have any insight of "areas" to live in which the kids will go to Iola ISD?

Trying to be as far West as possible and still make the Iola ISD (to be closer to College Station). I'm fully aware of King Oaks, which is nice, but overpriced for 1-2 acres IMO.

Also, any insight of potential expansion of a power project (or something) along Hwy 30 (as various signage is placed along the highway, but unreadable?

Any directional help, website would be greatly appreciated!!

There's an acreage subdivision called Wildridge Estates that is on a paved county road leading to Kent Moore's Sawdust Ranch. It's between Carlos and Iola off CR 244.

Thanks...we actually drove thru Wildridge yesterday.

Has anyone heard of Fiveland subdivision (couldn't find it is why I ask)?

Fivelands is off of John Rice Dr.

Take CR121 until the Y, take a left and you are on John Rice. Go about 4 miles and you are in the Fivelands area.

I lived in Iola and really enjoyed it(I rented), I want to move back as a landowner but can't afford it at the moment .

Good luck! We wanted to move to somewhere between College Station and Huntsville...but we couldn't find anything that was less than $200,000 that wasn't a trailer house.

There was a nice subdivision of new houses (waaaay out of our price range) that was near Iola--I think it was on 244 a few miles south of Iola. I also really liked a new house between Carlos and Anderson--it was near the 244/3090 junction. The builder was someone from the Magnolia area who had about 15 lots he was building on--2 to 10 acres.

I actually own 10 acres in the Fiveland subdivision that we bought about 2 years ago. That area was developed in the mid 80s and was not the greatest area for a long time. With King Oaks and all the other things going on over there, it has shaped up in the last couple of years. Also, CR 172 will be paved this year. That is going to help the residents of Keith and the Fiveland area.

One other thing I meant to mention--We had some trouble finding a realtor who knew enough about the Iola/Anderson area to be of much help. The ones out of B/CS or Huntsville or Navasota really just knew what was on the MLS listing. We ended up stopping at the little real estate office near Carlos (it's on Hwy 30 in a mobile home) and they told us about a place in Iola that was about to be listed (we liked the house okay, but not the land or the neighbors--point is, they knew more than anyone else we had talked to). My advice is to find them or a realtor out of Anderson to help with your search.

Confused about Fivelands subdivision as maybe we were very close and didn't even know it. Is it when the paved John Rice Rd. turns into a dirt road (as we only drove a little ways down that dirt road)?

Yep, you were right there. You can also get into that area off CR 172 at Keith and go about 2 miles until it become a road called Roese, then another mile until it intersects with John Rice. I don't think it's an official subdivision or anything - it's between King Oaks and Wildridge Estates as the crow flies. There are a few very nice 2500 sq. foot plus houses out there, some nice modest homes, and still some shacks that need to be torn down. Our little place backs up to the 4,300 acre Sawdust Ranch and is about a mile from the Navasota River. We're building a small getaway cabin on the property.

I bought some property in Wildridge last year. There is one lot with a sign and some lots left closer to 244.

Hank at brazosland was the realtor for Kent Moore.

I know a realtor out of Bedias who knows the area very well, you could try her. Her name is Tracy 979-218-7089. I would call her and set up an appointment.

In regards to Iola ISD questioning...it's a local "2A" school ("smaller" student population) that's close to CS and has consistently achieving the "recognized" accrediting (which can be taken with a grain of salt, but only district in the area as such).

Basically...it's a "parenting" choice being considered...
