Imagine winding down at the end of the day, sitting on your dock watching a spectacular sunset on your private lake. Only a short 59 mile commute from Houston's Beltway 8, the home is a peaceful refuge from urban chaos and noise.

Enjoy your land and lake bass fishing, hunting deer & hogs, growing beautiful flowers and savoring the tasty peaches from your orchard. It is perfect for bird watching and backyard campfires. Beautiful pecan and oak trees with large cypress trees around the lake.

The home is designed for your family's self-sufficiency and safety including a 20KW generator, wood stove, impact resistant glass, and dedicated water well.

Fertile soils perfect for growing vegetables or nurturing wildlife. Low property taxes, it is an income producing property with a 1D1 agriculture exemption for cattle and pecans. Majority of the land is above the 100 year flood plain and well drained.

$790,000. Cross listed on classifieds.

Excellent.

At the peak of the flooding, flood water had about four feet in elevation to rise before it got close to the house. My gravel road shown in the photo between the Lake and House stayed dry, I took a lot of photos.

The land is an elevated area respective to the surrounding several square miles, plus I built the house pad up over thirty inches prior to construction. Add on that the 6" house foundation sitting on footers into the original soil.
The driveway ramps up into the carport.

I have a recent Elevation Certificate showing it's a foot higher than the adjacent FM highway which stayed dry during Harvey. Also I upgraded all of my pasture drainage culverts from 16" to 24".

LOL, No sir, I kept my Thesaurus &Dictionary from college.

I'm a simple " 2.0 and Go" cadet that majored in the Dixie Chicken with a minor in Bonfire, so please use small words and speak slowly.
