Some kinda fungus I'm sure, but any thoughts? What do I need to put down? It's in my neighbor's yard too…

Landscaper here. Looks like Zoysia from what I can gather by scale in the photos. If I'm correct, I am seeing a fungus feeding on the thatch layer and also a thatch layer that is holding excess moisture in select spots. Consider aeration (2x year) and dethatch (1x year).

Where are you located?

Fungus, too much water imo. Put peat moss on it and it will come back fine from my experience in the area.

Thank you very much, that sounds like exactly what it is. I have an electric de-thatcher but it doesn't really do much since there is sooo much thatch. Is there a better way to get rid of it? Also, Will Scott's Disease X do anything or does this just need to come up? I am in North Austin.

Yes, you need a good verticut machine to come in and really loosen that thatch. Then cut it .25" lower than normal and remove clippings. Check your local landscapers. I'm about 1.5 hours from you.

I would stay away from fertilizer right now. IMO, it just needs to dry out around that heavy thatch. With the plethora of rain (assuming you've had a decent amount), make sure irrigation is off for around a week. Zoysia loves weekly deep waters and not daily light waters.

Don't put anything Scott's near your lawn…lol. Do Get a systemic fungicide to put down. As Juan Lee said, def don't put any fertilizer down till you get that fungus under control.

Simple peat moss will help with this, the dethatch and aerate like the poster mentioned, even better. Amac had a great post. I would add peat moss though.
