Oil Lease Q: San Luis Energy, LLC

How long do you want to ignore this user?
Does anyone know anything about San Luis Energy, LLC? They sent our family an oil lease proposal, but I'm not sure they are reputable. The company doesn't have a website, but it shares the same address as "Pete Dailey & Associates", which claims to provide "professional land services to the energy industry."

A quick (non-exhaustive) search of Texas Railroad Comm website turned up nothing about the company. A search of Texas File for Oil/Gas Leases for leases executed by San Luis Energy across the state during the last 20+ years only yielded two hits. A search of MineralAnswers.com yielded zip.

I'm guessing that these guys are just 'flippers', but it would nice to hear something definitive. I don't want to waste money on an attorney to review the proposal if this company should be avoided.

There is a San Luis Energy Limited Liability Company on the Texas Comptroller's website. It shows Elane Dailey as the registered agent and the public information report has her as a manager. It was registered back in 2004 so has been around for a while.

If you do a search for Elane Dailey she pops up being connected with other entities like The Dailey Ranch, LLC and White Creek, LLC and several others.

I'm not familiar with them but there's also a good chance they're a broker working directly for an operator who doesn't want word to get out that they are pursuing leases in your area (they will assign your lease to the operator at the last minute before they apply for drilling permits) If so that's good news. Play hardball and get an o&g atty

They are hiding who the client is. Ask for a hard consent to assign clause and they will balk. You can try asking for them to tell you who the client is if you sign a confidentiality agreement. I've been on the other side of the lease and have released that info under a CA.
