Hunting Lease Price

How long do you want to ignore this user?
What would you expect to pay for 600 acres within 2 hours West of Houston for year round access with electricity for campers/trailers, 5 buck tags and 8 doe tags? No real limit on guns, just a distribution of the above allotment of tags. Realistically 2-3 guns max. I am trying to gauge what my budget should be. We lost our lease of 10 years this past season due to the family selling the land so we are homeless hunters for now.

Are you asking as potential leasee or the owner of the property?

I'd give you two very different answers based on the above…

If you own it - that's close to Houston and I think people would probably spend more than traditional market value given the location. Not sure on buck quality but not sure that makes much of a difference either

If you're potentially leasing it - I wouldn't want to spend more than about $4k a person on it unless deer quality is great. That location is very appealing though since I am in west Houston and could probably hunt Sunday afternoons and Friday afternoons - effectively almost doubling the amount of hunts in a season going the same number of weekends.

I edited the original post to clarify, but I am trying to gauge what my budget should be. We lost our lease of 10yrs this past season so I have been out of the game in searching for a long time.

That close to Houston I'd say minimum $30/acre. I wouldn't be surprised at $40.

That's almost exactly what I have, except with proximity to Dallas instead of Houston... and we pay $4200/year total.

That's a great deal. To some an extra $16k/year won't change their life or really affect it at all. If they trust you and you take care of the place then that's all good.

That proximity to Houston and San Antonio will bring a premium on per acre price for sure. $40-$50 easy IMO, because there are a whole lot of people in both of those metroplex (hell, Austin and CS as well) areas that would gladly pay for something that convenient. I'd guess $30k unless you have the unicorn landowner that either doesn't care and wants good people or just isn't up to speed on lease pricing close to major metro areas.

Only kinda red flag is the 5 bucks/8does. Assume the landowner has a survey done to come up with those numbers because even if it is a 1 buck county, if you have more than 5 people somebody is going to get the shaft every year.

We are a 1 buck county and have 10 on our lease that is a couple hundred acres bigger. We routinely shoot 8-10 bucks every year, usually a spike or two, and anywhere between 6-14 does (1 buck, 1 spike, 2 doe county).

Low fence, surrounded on 3 sides by a much larger ranch that rarely hunts and the 4th side is about 70% bordered by San Bernard NWR land. If it was just our acreage i doubt we could be anywhere near those numbers, even in my neck of the woods where we have a pretty high white tail population.

I was wondering that too...now I see it hunts much bigger due to location

It would fetch a pretty penny due to location snd low hunting pressure

We we have 10 buck tags and usually take around 7-8 off of 4,000 acres.
