ISO: Family Hunting/Recreational Lease

Well the place we were looking at in Bosque County fell through, so we are back on the market looking for our group to lease out.

Here are some of the details for what we are looking for:
  • >700 Acres
  • Hill Country and north (Group is in Tyler & Midland and want to limit drive to 3-4 hours)
  • Year-Round access
  • Looking for multiple things to hunt (turkey, deer, hogs, ducks, dove, etc.)
  • 4-6 Families
  • Preferably turnkey and will pay for that perk (don't want to have to fill feeders after driving multiple hours)
  • Would prefer housing on property

Quite a bit of requests but figure I would eliminate as many questions as possible. Thanks!

You guys should probably just find a nice game ranch to go and stay a few days and pay to hunt because if you can't be bothered to fill feeders, then you're not the kind of leasee most are going to want on their land.

There are places that offer this service. Paying a ranch hand or some local kid to keep your feeders full is not rare and it is not a warning flag for undesireables. I have never done it but have had the service offered (without inquiring about it) on several occasions. In my experience the extra income is welcomed by those who are capable of providing the service. There are good people that just do not have the time to get down often enough to keep them full. My guess is you have had a bad experience with someone who refused to feed? Id rather have a guy who acknowledges he is not going to be able to keep up with it and pay to have it done than a guy who says he will handle it and then does'nt. Taking a shot at this guy is weird.

This is probably the best bullet list of things someone is looking for in a lease I have seen posted here. Only thing missing is budget but doesn't really matter to me since I have no real lead for you.

Regarding your comment on filling feeders - a lot of local feed stores (near prime hunting areas) have a group of folks that will fill feeders either through the store or as a 3rd party service. I know one of the ranches I have been on had all out of state guys and they split the cost of having them load all of their protein and corn feeders. For them - a bunch of really rich dudes - it was totally worth it.

Regarding your comment on not wanting to fill feeders after a long drive - I'd maybe rephrase that a little bit. I get not wanting to do a bunch of work all weekend and wanting to enjoy your time but you're going to have to do some work on any place you're on. If I was looking to add guys on my lease and saw a comment like this, I wouldn't entertain a discussion... guys that don't want to do crap and just show up and hunt are a dime a dozen. The good news is if you write a big enough check, you can probably find the right fit.

You would have to fork out some cash for bigger feeders. I for one want the only other key and access going to owner. If you can't fill some big feeders and not have it last till next trip I would have to agree with Animal and say spend less on two hunts somewhere. If set up correctly you won't have an issue. It's part of the fun checking cards and filling feeders.

Yea maybe I misspoke or didn't say this correctly; we aren't looking to be added on to some existing lease with others already on it.

We are looking for land that our families can go to and make memories on that is unoccupied that we would want for us 4-6 families and that's it.

In regards to the comment about filling feeders, multiple places we have looked at have offered this service and after running the numbers and the value of our time we felt it was worth it.

Our brokers have told us that we are looking for places that fall more into the Corporate Ranch Lease setup more than your traditional lease. I'm still learning about all this and feel you guys may know some people and/or give some feedback.

If you're looking at something in the Corporate Lease price range - you'll probably be fine. Just be aware how you communicate "we don't want to mess with feeders" to the potential landowner. I'd phrase in a way like "since we all are 4+ hours away and have kids that have a lot of activities in the off-season, we're hoping to pay to have someone load all of the feeders for us"

Just to add my own little anecdote in here - we fill our own feeders monthly and I am about 4 hrs away from our lease. We split the responsibility into groups and it works out to about 2-3 times a year I have to load our groups feeders. I usually take the kids or a friend and load feeders and shoot hogs/exotics, so its not really "work", it is fun.

Filling feeders is something me and my buddies enjoy. Yeah we drive 3.5 hours but we grab 3 or 4 pallets or corn and drive around the lease drinking cold beer and listening to music. If you get some 600 or 720lb corn feeders the corn can last for 4 months or so as long as you aren't spinning a ton of corn. 14 or 15 bags of corn per feeder takes no time at all especially with the stand and fill types and 2 or 3 guys loading corn.

Have you thought about leasing in oklahoma or arkansas? Would that fit in your 3 or 4 hour distance?

I'm on a 5,500 acre lease 30 minutes from my house and the rancher fills and maintain 21 blinds and feeders. Part of the cost of the lease...they are his equipment and he has a feed truck.
