Engaged in some friendly debate last night with some friends who own ranch in south Texas of how much they should be charging hunters.

+\- 3000 acres high fenced, year round, comes with use of old farmhouse. Nice typical south Texas genetics, they fly it every year to do counts, very well managed. 5 hours from Houston.

No, they are not looking for new hunters, no this is not an ad.

I'm just trying to prove I'm right with a real world sample of actual hunters.

What are y'all paying per acre for your current leases?

What would you pay for that setup?

Where in south Texas? Just general area. Is there water on it for fishing?

150s south Texas genetics or 180s south Texas genetics? Max value is going to depend on the quality of deer that are normally killed.

Sometimes its better to have better people and less headaches than trying to squeeze out another 5k or 10k with a new clientele with unknown problems and expectations. Is 5k to 10k really going to be a difference maker for a multimillionaire? In some cases it is, other cases rather stay with the good people they know

Well without a lot of information for comps, all I got is a couple of clients places I can give you info on.
1.) Area-Brackettville. Acres 3300. High Fenced. Managed on Cons MLDP for the past 15 years. Native genetics no imported deer. Non pen raised. Heard of Axis and Blackbuck. No lakes but has tanks. Nice lodge. Sporting Clays range. Walk in cooler. Year around available. Same hunters for last 13 years. 30.00 plus per acre They pay for supplemental feeding.

2.) Webb County. 35 minutes from Laredo. 5100 Acres. High Fenced for 30 years. Native genetics no imported deer. No exotics. MLDP. Hunting during dove and deer only. 60 acre lake. Stocked. Fishing allowed.. catch and release on bass. No lodge but water and electricity available for campers. Has a 30x40 shop/garage for vehicles and atv's. Landowner family gets to hunt exclusively during Thanksgiving week. Supplemental feed included in lease price. $35.00 plus per acre. Same hunters for many years.
I don't know if these are average or high or low as I have just dealt with the owners.

$18-25/acre for Webb/laSalle/McMullen Co depending on improvements etc. from what I've seen.
My Mexico less is $4.50/acre (7600 acres), our feed bill is more than what we pay the landowner in Mexico.

a little off topic , but how does Mexico work? Do you take guns across border every time? Or store at lease? Have you ever been in a sticky situation with cartels ? And do yall do this through an outfitter or completely on your own ?

We pay $14 an acre in web county for 5k acres. Our big deer each year are 160-170. I took a 164 this weekend

We leave guns there, all permits and paperwork is handled by the landowner. After 12 years of crossing, I now cross the guns without him being present. We have a gun safe and cowboy who lives on the ranch nearly 24/7.
