Howdy Ags, my wife and I are looking to build on our lot in the Spicewood/Briarcliff area and wondering if you have any recommendations on builders. Her parents used Drees in the 90's and we like a couple of their plans, but I wanted to check here because I saw a few people discussing Houston builders a while back

I think we fall under the semi-custom umbrella. All in costs would ideally be 650ish, but if we love it I could see us going a little higher.

Giddens. They were fantastic when my parents built with them in 2020/21. They've won a ton of awards and are local/family owned. They have stock plans but they allowed for heavy modification (removing walls between rooms, moving bathrooms around, etc.). Build quality was fantastic.

I used Craig Todd with Casa Bella Homes. I would use him again and he builds out there.

Alan Register with Register Alley Homes

If you need an architect, check out Kai Geschke with Geschke Architecture. They have lots of plans that he will let you review and can use for a fraction of a pure custom drawing.

They just finished my house in Jonestown and I was very pleased with the whole process. Definitely worth calling and talking to them.

Third recommendation for Currey. He built my house and he made it super easy. Also helps that I think he is the most honest person I have ever met.

Had a good Buddy use Silverton Custom Homes for his house out off Lake Marble Falls. They based out of Burnet area and serve the Austin/Hill Country area.

I know a ton of people in his circle that work with him. Consensus is a pretty good dude, a nice builder but not on some super level above others in this price point, and that he tend to self-aggrandize. (Like a lot of YouTubers)

He's a friend of mine. His Youtube persona does not bleed into his real life outside of work.

And he's past the $650k build days unless it's for his channel.

At this point I think it is nearly impossible to build a house in Travis County for 650K unless you own the land

I was assuming that was construction cost only. Even then, you'd be at 2000 sqft or less.

$300/SF seems about as low as most custom guys can get (that I work with anyway) on construction costs. That's pretty bare bones.

Look at Grand Endeavor (Jimmy Jacobs company but his son has taken over). They fall into that custom to semi-custom crowd. They will do full custom multi million but you can also select from one of their plans and sit down with a design person and modify to your liking for fairly cheap. We took their "cottonwood" plan, expanded bedroom sizes, deleted a dining room and added a bedroom and expanded the breakfast area, expanded porch etc and it cost a few thousand to have that changed/drafted, rather than 15 to 20k we were being quoted for start from scratch. Smaller plans and simpler finishes can get you in the $600s but can quickly run that up with the design person. But they definitely will let you make significant changes to plans and add custom features with finishes.

As with any builder your super and communication is going to be key. We had small issues but they worked hard to always resolve.

We used them in Canyon Lake out of their New Braunfels office but their main office is out of Georgetown and I know they work the whole greater Austin Area.

Bryant Boyd out of Georgetown. Great guy who does design/build. He is currently building a 5500 sqft home on 14 acres for a friend of mine.

We built in Dripping Springs, I highly recommend Siemering Homes. They build in that area. They do a great job and had the best experience with John, Jackson, and Karson.

My cousin built with Jenkins Design Build - Custom Homes, and their home turned out incredible. They're based in the Austin area and work a lot in the Hill Country, including Spicewood. The details in their home were stunning, and the process seemed smooth since Jenkins handles everything in-house.

If you're looking for a custom home builder in Spicewood, they might be worth a look. I know my cousin was really happy with the results. You can also check out where they build to see if they'd be a good fit for your project.
