I know these posts always suck because everything can be different, but...

Have 145 ish acres in Nacogdoches I will be needing to get surveyed in the near future and trying to give my wife an idea of cost. Just an idea, $2k, $5k, $10K? More? I really have no idea.

Do you have a previous survey on any portion of the property? If so, call that survey company and they can probably give you a fairly accurate estimate.

Otherwise, you're looking at $700-$25,000.

We do have a previous survey and working to get the name, hoping they are still in business.

And yeah, looking back, I made a poor thread title choice and poor posting information, I'm just gonna go get a beer. I feel shame.

Are you just wanting a boundary survey? Title survey? Topographic survey? What level of detail? Trees?

Is it highly vegetated? Mostly wide open?

Lots of factors to be considered before being able to give you a price.

I wouldn't get cozy with that $700 fee someone mentioned above (tongue in cheek to make a point, I think) regardless of what you're wanting.

If you need an ALTA survey those can run you some coin, but they are extremely detailed and necessary depending on what you need surveyed on site. Just got one done on around 170 acres and it cost around $40k. If you just need property boundaries and the basics, it shouldn't cost too much, but depends on the size on the land being surveyed, maybe a few thousand.

Before you get any surveys, I'd check around to see if any are already out there.

A few months ago I got several quotes of 1,000-1,200 to survey and simply mark the corners of a 1.5 acre lot. In N TX

Good info. So I don't know if there is a name for this type of survey, but we will be surveying to divide the land 50/50 or equal value, still working on detail. Just boundaries other than that. Last survey was 1971.

Original surveyor is still in business so will be reaching out to them next week.

Just did an Alta survey on 207'ish acres under contract near Willis and while we're combining 2 tracts into 1 from separate sellers the survey totaled $25K.

25k is easy to get to on an ALTA, as you can see from several prices above. But you don't need an ALTA for a 'possibly' very simple 50/50 partition. I'd expect mid 4 figures if you, as the client/owner, don't make it complicated.

ALTAs get a bad wrap as being pricey surveys. I actually really like the ALTA standard as a base title survey. It does a great job of setting expectations for and of all parties and forces the surveyor to sign a certification that means something, but that the client's lawyer can't go to work on. Don't go crazy on Table A and the price doesn't get ridiculous.

Surveyors usually say it depends on the land - brushy or cleared; topography.

If you're splitting up the property and obtaining a new title policy I would HIGHLY recommend you get an ALTA, and also have a real estate attorney review the schedule B of the title commitment and survey. That money is peanuts compared to the myriad of issues you could run into without doing your due diligence.

150 wooded, swampy acres in Kaufmann county.
Survey to split 300 acres and divide for sale.
$10k last summer.

Best friend had it done. Confirmed with my buddy a few min ago.

I would expect $10-15k (will depend on tract configuration). If splitting you will need field notes and need to set corners. Add $3k for that. Typically you do not need an ALTA for farm land.

Best bet is to use the previous surveyor since they are in business.

Mine for 125 acres was under that range, but I knew folks.
