My wife and I are selling two acres of raw land with Nueces access that we own. Quick info:

  • Just over 2 ac of raw land in the Nueces River Ranch subdivision
  • Has private community access to the Nueces River
  • Located just 20 minutes from Uvalde on Hwy 55 between popular river hang outs at 19 mile crossing and Chalk Bluff
  • Power is to the property line
  • Can be subdivided into two 1 ac lots
  • Mobile Homes and RVs allowed
  • Minimal other restrictions, would make a wonderful weekend get away and has potential to be developed into short term rentals

It's Uvalde county rural property, you're going to have some mobiles. There are some small cabins and a few homes in the subdivision but most are going to buy it for a weekend get away. There are a couple short term rentals in the area that are $300/night plus.

We're listed $5k/ac less than two similar properties that are actively for sale, it's a good deal.

The place is going to gentrify imo. Tax appraised values in this area more than tripled on a lot of property in the area and the folks who purchased it 40 years ago and never did anything with it are selling. Lots of people are selling their weekend places in Concan and buying in this area looking for smaller crowds.

The place I'm keeping is right across the river in a similar subdivision is a nicer one for sure but I'm never selling that one. Part of it is the beginning of the Chalk Bluff. Lots of land is changing hands in this area.
