I hunted near there in Cooper for years on private land about a mile from the sulphur river and I have family with a farm in Nelta. There are deer and pigs to be had, but don't expect hill country volume. Deer hunting is okay if you arent looking for a trophy every year and don't mind seeing 1-2 per sit on a good day. Although I have seen some nice ones wonder in on occasion. In 10 or so years of hunting an old dairy farm that backed up to about a mile of woods headed to the river I mainly saw yearling bucks and the occasional two year old. I'd see a 120-130" 4yr old MAYBE twice a season hunting the rut, but of course, I could never get a shot. A decent number of does, which is what we mainly shot during special doe season the week of thanksgiving. I'd normally see 1-2 does on an average day and maybe a 4pt. Pigs are readily available.
