ISO Long term Deer Lease for 2022+

How long do you want to ignore this user?
In search of a 800-1,200 acres for $2000-$3500/gun in Central, west or southwest Texas starting for 2022 hunting season. We are having to move off long term family lease in south Tx that we have hunted on for 36 years collectively due to new land owners. Would prefer Uvalde, Junction, Llano, Burnet, Rocksprings, Menard, George West, Tilden, Freer areas but open to others.

Am I crazy or is that way too cheap for that size place? I don't follow lease prices but I've always figured it would be more than that. I guess a lot could depend on amenities?

He's suggesting $20-30 per acre. That's not unreasonable.

Deer leases seem harder to come by nowadays… if y'all were on a place for that long I imagine that's because you're good people and that should makes things a lot easier in your search.

Yeah, we have been interested in moving to a lease closer to home for each member. One was driving all the way from Lufkin to just outside Rio Grande City. This was something we have been looking to do when right place/right time happened.

And this is somehow wrong because…??? I'm confused.

This doesn't seem fishy to me at all. It just seems like they may have new reasons/motivation to move now. Perhaps they were testing the waters last year, seeing what was coming down the tracks at them.

Yeah, that's what we were doing at the time. Figured we might have an overlap year of leases depending on the time of finding another place so that we could plan accordingly to move all of our blinds, feeders, appliances at camp house, etc. Now, it looks like we will have to prioritize what we will have time to move. We are exploring entering a lease agreement with new owners depending on new price/acre and rules but the long term goal is still to move to a lease closer to home.

That's the per gun range we pay for 900 acres between Angleton and Brazoria. Granted, we aren't hunting big deer country either, so pricing in more desirable areas is probably going to be on the higher end of that scale than ours.
