How long do you want to ignore this user?
I asked a question on the Real Estate board a couple of years ago about the land "deals" through Lone Star Land Partners/National Land Partners and had just a couple of thoughts, but no first hand experience.

Has anyone here made a purchase through this entity and have any experience? Thinking about looking at something like this as a place to get away to until I can buy the final retirement property so curious about experience with reselling something like this.

I would be very wary of those groups. They are experts at 2 things - marketing and selling. They are good at creating urgency for you to buy; however, what's most important for you is to ensure you're making a sound investment and buying a piece of property that will suit your desired use(s), appreciate well, and be marketable when you're ready to sell.

Make sure the infrastructure is well-planned and bonded to ensure completion. At a minimum, determine what utilities are provided (water, sewage, electricity, gas, internet) and at whose cost. Are the utilities overhead or underground? What type of roads are being built? Hot mix with curbs is superior to uncurbed chip seal. Are the roads public or private? Private roads will be maintained by an HOA. What is the HOA fee and at what rate can it escalate?

Have your attorney review the CCR's & bi-laws to ensure they will stand the test of time. Also have your attorney review the ACC guidelines and procedures.

I could go on, but I think you get the theme. Caveat emptor.

I really appreciate the feedback. Knowing how they market I was expecting a time-share level hard sell if I went in and everything you mentioned lines up. I think we are going to find one of their developments near by that has been for sale for a while and see what it looks like.

They're selling on the East side of Lake Limestone now in a development called Emerald Pointe. They are offering a deal for "one day only". We're probably not going to consider it but their marketing team is certainly shrewd.

Those lots have been for sale for awhile now. Listed last year under a different realtor if I remember right
