Looking to buy some land West of here and keep running across a ton of ranchitos around Rocksprings. Is every parcel out there between 40-100 acres? Do all those little parcels get hunted as hard as I would expect them to?? I know a lot of that are got hit hard by anthrax a couple years ago, has any rebounded? Land is so ridiculously priced right now and I do not foresee it getting cheaper anytime soon.

My guess is it's large ranches being split into smaller parcels of land for more $$

I'm sure it started that way, but I think it's been like that for many years, not new, but damn seems like there are hundreds of them?

Its not something you really want to get into. They have been selling small parcels for years. Anthrax is a problem. Will always re-occur every 5 years or so. Water is expensive. Its not something you most likely envision yourself dealing with for those reasons. The questions you are asking yourself now are the same questions youll have to overcome if you decide to sell later to a potential buyer. there are better options.

We have owned in a subdivision east of Rocksprings for about 15 years. Lots of game. Some subdivisions are hunted harder than others and there has not been anthrax in our area.

If we hadn't bought a place in Duval County we wouldn't be selling our Edwards County place. Lots of great memories up that way.

Best kill was a velvet axis with main beams of 32.5" and 34.5".

Edwards County has had more big ranches split into 50-100 acre subdivisions than any other county in Texas from what I've seen.

How are the illegals? I know it's bad just down the road in brackettville. Several friends have been walked up on in the deer stand and had them knocking on the lodge door.

Not too far. From Garven Store, 15 miles west on Hwy 41, then 10 miles north down a county road.

Our place is about 10 miles west of Rocksprings on 377. Have had a random single or double throughout the years. This year has been nuts. Groups of 6-8. BP, GW and DPS all over the place. We were down there a couple months ago and the DPS chopper was flying a grid about 30' above the trees on the ranch just across the highway.

No one has walked up to the house yet but there's usually enough gunfire around our place to dissuade all but the most desperate. Going to the blind in the morning is a whole other level of psyching yourself up.

Yeah, I've never seen any springs, rocks though... wooo boy.... they reproduce and sprout from the ground. It should definitely be called Rocks, Texas.

Love the area. Grew up hunting out hwy 11. Hang a right at the Doppler radar. Follow the road around to the bump gate where the gas plant used to be and turns to caliche. Go on to the second bump gate and on the right and left is the property formerly owned by a Mr. Clayton Crenwelge. The about half a mile there is a y-shaped turn off to the right. Follow that around to the next bump gate. Immediately left is a road to an old tin metal building. Know it like the back of my hand. Miss those hot summers filling feeders and hearing nothing but the sound of grasshoppers buzzing the air.

Yeah. We appropriately refer to our place as The Rock.
