My family and I are looking to buy land within 2-1/2 to 3 hours of Fort Worth. I'm looking for any recommendations on where to look for land and if anyone knows/is a land broker or realtor.

Wish list:
-Recreational
-CRP or Ag Capable
-Water on property
-150 to 250 acres

Real estate in NE texas is still cheap compared to most areas. I am an agent around Hughes Springs , Daingerfield if you see anything this direction.

I'm currently working with Mock Ranches and the experience has been great so far. They know the business and will add value every step of the way. Charles is who I would recommend.

Perfect! I will always try to do business with an Aggie first. Keep them coming and thank you to those that have already replied.

The place I grew up on in Lampasas County is up for sale. 300+ acres, two stock tanks, fully fenced, cattle pens, several cross fences, cedar break on one half, bald prairie on the other. Deep water well into a limestone deposit. Best water I have ever drank! If you buy it, please let me come visit!

The place belonged to my grandfather's second wife after the first passed. Only grandmother I ever knew. When he passed, dad and I had 90 days to remove all of our cattle and such. She sold the another 300+ across the highway, but kept this part. It went to her kids when she passed. Everything I know about hunting, fishing, and hard work I learned there. Noticed it was for sale 2 weeks ago.

This is a decent area....sounds much like what you are looking for per your description.....they're asking $2,250/acre. Three ponds, electricity and exterior fencing. Best part is that it's right at 90 minutes from downtown Fort Worth. Never seen the property, but I know the area.

Terrain: This well-priced livestock grazing property is an excellent setup for a stocker cattle or cow-calf operation, as well as offering a great wooded home site area with nice views. The ranch is well perimeter fenced and cross-fenced, with separate pastures for rotational grazing and has some nice stock ponds scattered throughout the property. Some of the pasture has heavy oak cover which is great for wildlife and shade for cattle, but the majority of the acreage has been brush managed and more cleared with thick native grasses. Bluestem and silver stem flourish in the lower parts and other areas of the ranch have Bermuda grass. In normal years of rainfall, there are several other pockets of waterholes that hold year round and add to the number of watering sources for cattle. In addition to the oak tree cover, there are a few scattered mesquite thickets and various other small hardwoods throughout the native pasture area. The majority of the oak cover is near the west area of the tract, and are excellent shelter and shading areas for cattle. The building sites are very private and have lots of surrounding hardwoods providing seclusion. ...

You'd pay double or triple for that around college station

This one is a bit more "lush" with coastal and has live water and is about 75 minutes from downtown Fort Worth....also a great mix of woods and coastal pastures. And....quite a bit more expensive....the "lush" factor and live water add to the price....about $5,200/acre.

I do know the following place well....very nice....see all the deer/hogs/turkey in the pics....but closer in and more lush and thus a $5,500/acre price:

Good thing I'm not looking there either. I don't mind my 2 hour drive from DFW to my lease.

That would be the dream property for sure. We are looking for around that less than 2.5k/acre range. We are willing too take the drive over the extra 2.5 to 5k/acre.

Grew up in Wichita Falls (1hr 45min from FTW). The land NW and W of Ft. Worth is beautiful country in my eyes. Any where near Jacksboro, Mineral Wells, and over by Decatur and Bellevue you could probably find what you're looking for. Up by Wichita it gets flatter, the trees get shorter, and water becomes more scarce

Agreed, and trees turn into Mesquite more like. We are in Archer County. The only non-mesquite trees you'll find are along creeks and tanks.

Ranch next door to me is for sale in Blanco County. 250 acres at 2.5 million. Maybe they dropped the price some. I'm sure they would entertain an offer. It's on Rogers Creek Rd and Jordan Shipley is the relator.
