About 1.5 acres when I just mow one house. Many times I will mow the neighbors also because they have been doing ours. I just don't like borrowing mowers. It will sit a lot and not get used so not looking for pricey, maybe $400

At that price point you'll be looking used. I found a great Toro on Craigslist a while back for $600 FWIW. My advice would be to check there early and often, and have cash on hand in case something good pops up.

Yep used is the word, and Rick is calling me back with one he has right now. I know Rick well unfortunately, have had my share of small engine problems from things that sit to long. Not to overwhelm Rick, but he is the best around.

faceboook marketplace typically has a good amount listed. Use ethanol free fuel when available.
