How long do you want to ignore this user?
Looking to buy raw land (1 acre or less) on the bay or inlet to the bay to set up a place to fish off the side or pier for reds, drum and trout and to put a covered RV down the road. Just a place to cook out and hang out a few weeks a year. How would you recommend I look into this kind of purchase? I want it in south Texas as I have a little 56 acre farm near there and I would like to have both within a few hours in retirement 20 years or so down the road. Also for those that know, do the little river inlets going in to the bay hold these types of fish as the land is much cheaper from the little I have been able to find if it is not directly on the bay. Running water and electric would be nice but not a must. 20-60k budget. Need advice.

Sometimes the river inlets hold saltwater fish and sometimes they don't (heavy rain runoff will push them out).

Not sure if all the Harvey destroyed houses have been bought up. That may be your best bet to find something in your budget.

Some ideas to help your money go farther...
Set up the trailer in a rv park with community dock/facilities. It won't be an acre, but it'll probably be better bay access than you can buy on your budget.

Sargent / San Bernard - outside your desired area, but this remains some of the cheapest land on the coast. Sargent is also relatively trailer friendly, lots of areas on the coast are making it harder and harder to keep a trailer.

You could probably buy land near but not on the bay, and a boat, and still come in cheaper than land on the bay.

I'd look in Port Mansfield, and your best value might be a lot on one of the rivers, Arroyo City would be a great place to look if you prefer the Lower Laguna.

Looks like Sargent is the only place in my price range though it is very far up north. Looks like I can buy canal/creek front property for 20-60k there. It might be worth the extra hour drive up.

The further South yo go.... the better the fishing.

My son and I hunted near Arroyo City in December. I'd never been there before. Arroyo is a great little fishing village. We had a great burger there at Chili Willie's.

We like our place in Sargent. We enjoy the community and have become friends with many of the locals. It's still very RV friendly in many of the neighborhoods. We enjoy it down there so much that all though we live in Chicago now we're still down in Sargent at least one weekend a month but usually 2.

I don't think you'll have any problem with the fishing especially if you find a place on the creek. We're even starting to see more and more snook being caught to go with tarpon, and all the other inshore species.

several of the canals have not been dredged in a long time and might not be navigable for most boats. Ask the neighbors before you buy and check it on a low tide if that is a concern for you.

MBLs advice is good. I'd try to find a lot on the creek if you can for future value. I'm not sure about the canals and dredging but I do know with the low tides this winter and a north wind there have been times of almost no water in some areas of the canals.

No matter what check for good bulk head and pier if wanted. Don't know what realtors your speaking with but Carla Rae Southard is very knowledgeable about the area. http://www.har.com/Carlarae

TXDOT is about to begin construction on a bridge over the ICW in the next month or two. It will be replacing the current swing bridge. Many people think that the bridge will help increase property values. I'm not sure that it will but know that it won't hurt.

There are several canal homes on the market in the Tropic Isles neighborhood of Flour Bluff. Quick and easy access to the upper Laguna!

The freezes this winter might have set back Sargent's snook and tarpon population unfortunately. I hope it didn't but from I've heard it doesn't look too good.

May be true. I read something the other day about the tarpon heading pretty far up the creek this winter

Port Alto would be a little closer for you than Sargent. Nice quiet community on the Carancahua Bay. Not sure if it would be in your price range.
