Second this statement. Made that mistake a few years ago and got screwed. Also-- insist you talk to members and not just the owners/managers. They may still pad their story with members, but I found it easier to smell the BS when I talk to members.
Why is that?
I have found if you can get a few members on the phone you can really figure out how well the club is ran. Its the managers/owners job to sell you on the club and highlight all the positives, but if these things aren't run well they are a complete cluster. Members will often give you the real insight on: availability of hunting locations, how well run the the place is (issue resolution, ect.), and any 'unwritten rules' you need to be aware of.
Not all clubs have the negatives, you just have to do your diligence.
