Price is negotiable. Wasn't hunted last year because it was just too much land to hunt and didnt get stands set up on it. Listed for lease late because I thought I'd hunt it but I'm concentrating on another couple pastures and again it's too much land to hunt for us.

Haha I like your style... I'd do the same thing. It's fine if it doesnt lease but I'm in the twelve per acre range but negotiable. I'll update in about an hour with a picture showing the genetic potential here with a buck that hasn't been shot, to my knowledge, that was captured on game cam in the pasture next to the one up for lease

$12 per acre? I hunted about 10 miles south of that from 2007-2011 for $4 per acre on Claudia Hudspeth Bell's 2,600 acres on the west side of Hwy 163 at the Crockett/Val Verde Line. So you are wanting $19,200 for 4 hunters? I now pay $5 per acre 40 minutes northwest of Ozona on 5,000 acres.

Not trying to be a jack***, maybe lease prices down that way have gone up in the last few years. Good luck to you! Most of our deer were in the mid 130's, we did shoot a 149" on year that was a stud. Lots of Aoudad as well. Beautiful country!

Being 15-20 mins from town with quality facilities is likely the difference. We have a 2 acre stock tank with some freaking toads in it after we redid it a few years ago. I doubt anybody else has a large tank in Ozona that keeps water. We've also had lots of EQUIP work and have great water on the ranch. But I get your general point!

added pictures of the type of great deer we have. mind you, the 2011 buck is a drought year buck. the genetics are there and crockett county is producing awesome bucks but most people are keeping their secrets close

FYI, we are likely to have a good deal of acreage up for consideration in the next few years. We are working with 16k total, with intent to expand, and my family and I are currently hunting about 3.5k. I'd easily lease out my own hunting area if I could trust the hunters because I have big plans for this ranch and a majority of the lease money will be going back into the ranch itself. The first things that would be done is spreading wildlife seeds and water guzzlers. We've already completed one guzzler and it has been very successful with the whitetail ( and coons) even during drought. Emphasis will be on guzzler projects as water wells require either electricity or maintenance on windmills

Wow, I didn't realize that rates had gone up that much in that area. We had a lease near there up till 6 or 7 years ago that was $1,500/person. 6 People on 3,500 acres.

For about 10 years we put a lot of effort into shooting only culls and does and trying to improve the genetics. Just about when we had the place starting to produce some nice bucks, the owner said he was shutting down the lease because they were going to be drilling a lot of new gas wells on the property and the gas company didn't want hunters out there while they were working. It sounded kind of fishy to us and sure enough, a year after we got off, we heard he was leasing out hunting rights to his new and improved genetics for over twice what we had been paying.

Jaytoke: I worked out there in 2010 for an internship. Mark, the old foreman is a good guy and an Ag too. That is an awesome, awesome ranch.

Interested? There are a couple other groups that are coming to visit this weekend but I'd like for it to go to some Ags!

I can't verify, other than letting you talk to the rancher that found them, but 20 yrs ago there were record book antlers recovered and then stolen from the barn by wool shearers. I'd trust my life on it after seeing the record book (unrecorded) mule deer mount he has in his study office. Biggest damn buck I've seen and I have a non typical and typical b&c drawing above the flat screen!

Saw some pms/texts but 6k is a one year deal with long term leases in the future not for 6k. It wont stay dirt cheap because it's not a marfa, alpine or big bend tyoe lease
