Needing a little help writing a letter to my unknown neighbor

I have a neighbor behind me who owns around 120 acres and I would like to buy it if possible or even lease it.

I have never met the owner but found his name and address on the county property website. The property is outside of Caldwell and he lives in Round Rock. He has a small shooting range set up ( 2 haybales and yardage sticks) and every 2-3 months a couple of people might show up and shoot for an hour or 2 then leave. Sadly I am never either not at the house or have the time to go make small talk.

Do any of you have some good advice on how to address him in the letter. I figured that I would be pretty blunt about what I am wanting but not sure if I need to describe who I am and what my plans with the place would be etc...

Any comments would be helpful!

Call him to make an appointment and go meet him in person. It will impress him that you took the time to drive to Rock Rock.

I had some land at one time, and a guy looked me up and called about it. eventually sold it to him.

His phone number was not listed on the county website but after doing a little internet research I found what is supposed to be his number. I'll try and contact him that way first and then use the letter as a plan B.

Visiting him is really not an option at this time because I work 6 days a week on the road and I try to spend as much time as possible with my family on Sunday.

Good plan B since you can't travel is to invite him to your place when he is around next time. Having good neighbors you can trust who can watch your place, particularly when you live elsewhere, is a huge benefit. But, be prepared for him to not see it that way.

Basically you need to impress him with the fact that you are trustworthy and consciences. Let him know you will treat it better than if it were yours and that you never lose sight of the fact that having access is a rare and valuable privilege.

If you want right of first refusal, it might be worth giving up a Sunday. Make a family day of it and turn it into a Sunday drive.

A few years ago, one rancher in Oklahoma sold a good deal of land to someone who wanted it for hunting purposes.

After they bought it, they asked the rancher if he would mind keeping his cattle on it to keep it from getting too overgrown.

So he gets free grazing on the land from the day after hunting season closes to the day before the next hunting season opens.

I had the same exact situation a few years ago when we bought some recreational property. We both lived elsewhere so I wasn't able to get ahold of him when I was there. I couldn't find a phone number, so I wrote to him the following:

I came across your name in the XXXXX County Appraisal District records as the owner of the property described as “XXXX XXXXXXXX, X., Tract XXX, Acres XXX”. We recently purchased the property that is on the west and south sides of your property and I wanted to know if you have any interest in selling the property.

Please contact me at the number or email address above if you are interested.

He called me a few weeks later and while he didn't want to sell, we talked for quite a while. He gave me some unknown history of the place we bought, hunting, etc. I still don't see him, but have established a relationship.

Well I decided to write a letter similar to roynonroy post above and mailed if off 2 weeks ago. Today after lunch I got a call from my neighbor and he told me that him and his wife had received the letter and that he is interested in selling the property. He is coming down next Sunday to take my wife and I around the place to see what all he owns.

Thank you for your input and ideas. Hope it all works out from here.

I called the adjoining land owner every year in May to ask about buying his place. He always told me to quit calling him because it wasn't for sale. On the 15th year in a row of my calling (I refused to take his advice), he told me to quit calling him and I made my offer again, which included the new twist where I would give him a free 5 year lease to keep his cows there and he could come and go just like it was his and I wouldn't even need to go on the property. He told me no thanks. He called me the next day, we worked out a price and 4 weeks later, I closed on the place. I was never rude, but I never gave up. Just thought I would share that story. BTW, since he no longer received the ag exemption personally, he decided he didn't care about fussing with his cows 'for nuthin'.....and dropped the free lease and moved his cows to another piece of land he owned. My Red Deer live there now.

What roynonroy posted was good, but I would make it more personable. In any event, you're going to either be neighbors or in a business transaction, so you may as well be familiar with each other.

I included some more personable things about my wife and I and being from the area and included the option of offering to lease for hunting and cattle. But I did used the opening sentence about the property and how I found his contact info.

TexasRebel: It is a few miles Northeast of town off of FM 2000 and Poor Farm Road.

I've done this looking for a hunting lease. Sent probably 10 letters, only got one response and it was that they had it leased to someone else already.

They'll randomly drop links to websites to drive clicks, but will also post normally to "keep up appearances".
