Job Opportunities with a Commercial Real Estate Appraisal Background?

I have a degree from A&M in Industrial Distribution but have been working the past ~15 years as a commercial real estate appraiser. Recently I have worked a lot in right-of-way acquisition appraisals but I have years of experience appraising anything from vacant land to multi-tenant commercial properties.

My income is commission based and, as the real estate market goes, so goes my workload (and pay). Some years its feast and others its famine (which is currently the case). With a young family, I am hoping to find something with a little more steady income. Anyone have any suggestions on any career paths within the appraisal or real estate industry providing a more steady income?

Pretty sure most banks have an Appraisal group that order and review the appraisals.

Essential Job Functions:
  • Cultivate data base of prospective clients via phone solicitation, building canvassing and email solicitation. Ability to cold call is essential to the success in the Advisor position
  • Conducting space surveys to determine fit for client requirements
  • Compile property data for clients, such as tenant surveys, summary reports, maps, status updates as well as the creation of presentations for listing or tenant representative assignments.
  • Analyze data and prepare real estate reports on average asking rents, tenants in the market, historical data and market comparisons.
  • Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases and sales agreements.
  • Prepare offers, term sheets and amendments.
  • Draft correspondence to existing and prospective clients. Gather, prepare and distribute marketing materials.
  • Engage in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business.
  • Maintain accurate and up-to-date information in company databases. Other duties may be assigned.

You may want to start looking at companies that acquire real estate for public infrastructure projects. With all the infrastructure stimulus money and growth in TX this is likely going to be steady work with growth opportunities over the next 10 years. My firm, HDR, has real estate and right of way acquisition as part of our services and we also team with forms like Stateside. It is salary based and benefits included.
